What are the numbers?
Source: Bright MLS Market Statistics Reports for Arlington County, pulled October 14, 2026.
October 2026 (as of October 14): 672 homes for sale, about 3.9 months of supply. October 2025: 552 homes, about 3.0 months.
September 2026: 668 homes for sale, about 3.4 months of supply. 174 homes sold, with a median sold price of $700,000 and a median of 33 days on market.
August 2026: 560 homes for sale, about 2.4 months of supply.
April to June 2026: The quarterly Industry Watch showed 509 homes for sale, down 15.3% from a year earlier.
Spring had fewer homes than a year before. Fall has more. These come from different kinds of reports, and the Q3-2026 Industry Watch is not out yet, so we are watching it before calling this a lasting trend.
"Months of supply" means how long it would take to sell every home now listed, at the current pace of sales. Higher means more choices for buyers.

What does it mean for sellers?
Buyers have more to compare. A home that is priced right and looks ready on day one stands out. A home that is not may wait longer. Condition, price, and photos matter more when buyers have more choices.
What does it mean for buyers?
More choice, and often more time to decide. That does not mean you can wait forever. Bright MLS's October 2026 Home Demand Index showed Arlington County at 150, while the whole Washington area was 87 ("Slow"). Good Arlington homes can still draw attention.
What should I do now?
Sellers: Get the home ready before you list. Price to match what is selling today, not last spring.
Buyers: Know your budget and your must-haves. Have your pre-approval ready.
FAQ
Is this the same everywhere in Northern Virginia?
No. Inventory was also up in Fairfax, Loudoun, Prince William, and Alexandria compared with a year ago, but each place is different. This post covers Arlington County only.
Does more supply mean prices fall?
Not always. No one can promise where prices go. Look at homes like yours, not only the county total.
