The summer numbers

Source: Bright MLS Industry Watch, Arlington County, July to September 2026, current as of October 10, 2026. The change is from the same months in 2025.

  • Median sale price: $800,000, up 11.1%.

  • Average sale price: $954,105.

How does it compare to spring?

April to June 2026 had a median of $852,628, 711 sales, 2.6 months of supply, 27 days on the market, and 100.1% of the original price. So summer was slower and sellers negotiated more. The median is the middle sale price, and it moves with which homes sold, so a different mix of condos and houses can change it.

What happened in September?

Source: Bright MLS monthly report. In September, 174 homes sold, with a median of $700,000 and a median of 33 days on the market. New pending sales rose to 82 from 71 in August, so buyers were still signing contracts.
