Should I Buy a Home Now or Wait for Mortgage Rates to Drop?
The question on many buyers’ minds this fall is whether to move forward with a purchase in today’s higher-rate environment or wait and hope for lower mortgage rates. Here’s the exact guidance from The Mike Webb Team to help you think it through.
Should I buy now or wait for rates to fall?
Buy when your life, your budget, and the right home line up. Nobody knows when rates will fall, and waiting has its own costs.
This is the question we hear from buyers most this fall. Here is how to think about it.

Where are rates now?
Freddie Mac reported the average 30-year fixed rate at 7.40% as of October 8, 2026, up from 7.28% the week before. The 15-year averaged 6.73%. Your own rate depends on your loan, your credit, and your lender.

National averages offer a benchmark, but your exact rate depends on your profile.
What are the reasons to wait?
You are not ready with your down payment or savings.
Your job or plans are not settled.
The payment would stretch you too far.
Those are good reasons. Waiting because you hope for lower rates is a guess.
What are the reasons not to wait?
Prices and competition can change too. If rates fall, more buyers may come back at once.
Today's choices. Bright MLS's October 2026 Home Demand Index put Arlington County at 150, while the whole Washington area was 87 ("Slow"), and Arlington listings were also up from a year ago. There is more to compare than there was.
Refinance later. Some buyers plan to refinance if rates drop. That is not guaranteed, and it can cost money. Talk with a lender.
What can I do today?
Get pre-approved, so you know your range.
Ask a lender what a payment looks like at different prices.
Ask about ways to lower the payment, such as a larger down payment or a seller credit.
Tour homes so you know what your budget buys.
FAQ
Will rates go down soon?
No one can say. We do not predict rates.
Can I negotiate a lower price when rates are high?
Sometimes. It depends on the home, the seller, and the market. Ask us about homes you like.
What if I buy and rates fall?
You may be able to refinance, but costs and rules apply. Ask your lender.
