Condos and Townhouses vs Detached: NoVA Aug 2026
Real Estate, Northern Virginia Housing Market
Are Condos, Townhouses, and Detached Homes Selling Differently in Northern Virginia?
A quick look at August 2026 data shows that condos, townhouses, and detached homes are not moving through the market in the same way—especially when you compare the NVAR region with Loudoun County.
Is the market different for condos, townhouses, and detached homes?
Yes. In August 2026, condo and townhouse listings rose a lot in the NVAR region, while detached listings fell. Loudoun showed the same split.
The headline "inventory is up" hides the real story. It depends on the type of home.

What did NVAR show for August 2026?
Active listings in the NVAR region (Fairfax and Arlington counties, the cities of Alexandria, Fairfax, and Falls Church, and the towns of Vienna, Herndon, and Clifton), August 2026 compared with August 2025.
Home type: Detached; Aug 2025: 1,091; Aug 2026: 998; Change: down 8.5%
Home type: Townhouse; Aug 2025: 469; Aug 2026: 609; Change: up 29.9%
Home type: Condo; Aug 2025: 915; Aug 2026: 1,325; Change: up 44.8%
What did Loudoun show?
Source: the Dulles Area Association of REALTORS (DAAR) Market Indicators Report, August 2026. Loudoun only.
Detached: median sold price $1,050,000 (unchanged from a year earlier), 22 days on market (down 7.0%), active listings up 12.1%.
Townhouse and condo: median sold price $607,500 (up 0.4%), 27 days on market (up 16.3%), active listings up 34.7%.
DAAR and NVAR count areas and listings in their own ways, so do not add these numbers together.

Condo and townhouse inventory climbed sharply while detached listings edged lower.
What does it mean for sellers?
If you own a detached home, you face less new competition than a year ago. If you own a condo or townhouse, buyers have more to compare, so price, condition, and photos matter even more.
What does it mean for buyers?
More condos and townhouses means more choices and, in some cases, more room to talk price. Detached homes have fewer choices.
Does this mean prices are falling?
No. These numbers count listings, not prices. No one can promise where prices go. Look at homes like yours.
FAQ
Does this cover Arlington on its own?
No. The NVAR number covers its whole region. We will share Arlington-only numbers when we have a verified source.
Why do condos have more listings?
We do not know the cause. The data shows what happened, not why.
What should a condo seller do?
Price with care and get the home ready. We can show you the competition in your building and nearby.
