How Do I Price My Arlington Home to Sell?
Look at what similar homes nearby actually sold for, then price to match what buyers will see as fair today. The highest number is not always the right plan, because a home that sits can end up selling for less.

Pricing is the biggest choice you make as a seller. It is also the one most people get wrong, because it feels personal. Here is how we think about it.
The Mike Webb Team (Mike and Claudia Webb, RE/MAX Allegiance) helps homeowners in Arlington, Northern Virginia, Maryland, and Washington, DC get their homes ready to sell and sold.
What is a comparable sale?

A "comp" is a home that is like yours and sold recently, close by. We look at size, type, condition, lot, parking, and how close it is to Metro. Two homes a few blocks apart can sell for very different prices. That is why a ZIP code or a price per square foot is only a starting point.
Why not just start high?
It feels low-risk to start high and come down. Often it works the other way. The first two weeks are when the most buyers look. If your price is above the homes around it, those buyers move on, and a home that sits starts to raise questions.

What about online estimates?
Online and preliminary estimates are starting points. A property's potential market value depends on its condition, location, features, competition, market conditions, and other factors.

FAQ
Can I set my own price?
Yes. It is your home. We show you the comps and the risks of each choice, and you decide.
What if my home is different from the others nearby?
Then we explain how, and what buyers may pay for it. A different home can still be priced with care.
Can I change the price later?
Yes, but we like to get it right the first time. We look at showings and feedback before any change.
