Does Metro access affect home prices in Arlington?

It can matter to buyers, but the data cannot isolate it. ZIP codes along the Metro lines have many condos, which sell for less than detached homes, so a ZIP median says little about Metro by itself.

Many buyers ask us about Metro. It is a real factor for commuting. But a price is not a simple result of one thing, so here is what the numbers can and cannot tell you.

What do the ZIP numbers show?

Source: Bright MLS Industry Watch, Arlington County portion of each ZIP, July to September 2026. Four ZIPs that include Metro-area neighborhoods, and one for comparison:

  • ZIP (area): 22209 (Rosslyn); Median sale price: $429,500; Average days to sell: 43; Homes sold: 52

  • ZIP (area): 22201 (Clarendon, Courthouse); Median sale price: $705,000; Average days to sell: 50; Homes sold: 103

  • ZIP (area): 22203 (Ballston); Median sale price: $500,000; Average days to sell: 26; Homes sold: 67

  • ZIP (area): 22202 (Crystal City, Pentagon City); Median sale price: $830,000; Average days to sell: 48; Homes sold: 49

  • ZIP (area): 22207 (for comparison); Median sale price: $1,450,000; Average days to sell: 26; Homes sold: 105

Why can't I tell from this?

The ZIP numbers mix home types. A Metro-area ZIP has many condos. A ZIP like 22207 has mostly houses. Condos and houses sell at very different prices, whatever the distance to a station. So the table shows what sold, not what Metro adds or takes away.

What do buyers weigh?

  • How long and how easy the trip to work is

  • Whether they need a car

  • Parking, and what it costs

  • Noise and street life

  • The type of home and its condition

Transportation is a real reason people pick a home. Each buyer weighs it differently.

How do I price my home near Metro?

We look at recent sales of the same kind of home in the same area. A condo is compared with condos, and a house with houses. Then we add what is special about your home: the walk to the station, parking, the view, and the condition.
