How do I read the number?

People often use six months as a middle point between sellers having the advantage and buyers having it. That is a common rule of thumb, not a law, and every price range and home type is different. A number under that point leans toward sellers. A number over it leans toward buyers.

Is the number going up or down?

Up. In August, Bright MLS showed 2.4 months for Arlington. By September it was 3.4. Compared with a year ago, Arlington's current inventory is up about 22% (672 homes now versus 552). Northern Virginia is still tighter than the US, but it is loosening.

Why does my home type matter?

The overall number hides a lot. NVAR's August 2026 release showed condo listings up 44.8% and townhouse listings up 29.9% from a year earlier, while detached homes were down 8.5%. A seller of a house and a seller of a condo may face very different competition.

What should I do with this?

Do not use one number to decide. Look at homes like yours, on streets like yours, in the last few weeks. That is what a buyer does.
