How much is a monthly payment at 7.40%?

On a 30-year loan at 7.40%, a $500,000 loan costs about $3,462 a month in principal and interest. That is before taxes, insurance, and any association fees.

Freddie Mac (https://www.freddiemac.com/pmms) reported the average 30-year fixed rate at 7.40% as of October 8, 2026, up from 7.28% a week earlier. Here is what that looks like in dollars.

What are the payments?

We calculated these ourselves for a 30-year fixed loan at 7.40%. A lender will give you the exact figure for your loan.

  • Loan amount: $400,000; Principal and interest per month: about $2,770

  • Loan amount: $500,000; Principal and interest per month: about $3,462

  • Loan amount: $600,000; Principal and interest per month: about $4,154

  • Loan amount: $700,000; Principal and interest per month: about $4,847

At 7.28%, last week's average, a $500,000 loan would be about $3,421 a month. So a small rise in rate adds about $41 a month on that loan. These are examples, not a quote.

Even a small rate change can add tens of dollars to a monthly payment.

What is not in these numbers?

Property taxes, homeowners insurance, mortgage insurance if it applies, and condo or HOA fees. These can add a lot, so ask your lender for the full monthly cost.

How can I lower the payment?

  • A larger down payment means a smaller loan.

  • A shorter loan has a higher payment but costs less interest overall. The 15-year average was 6.73% as of October 8.

  • A lender may offer ways to buy down the rate. Ask what it costs and when you would break even.

  • A seller may agree to help with closing costs. That is a negotiation, not a guarantee.

What does it mean for sellers?

Buyers feel the payment. A home that looks ready, and is priced to match the market, gives them one less thing to worry about.
