What does it mean for condo and townhouse sellers?
You have more competition than a year ago. Buyers can compare many homes like yours, so price, condition, and how the home shows matter a lot. This is where a ready-to-show home stands out.
What does it mean for detached sellers?
Supply grew only a little, so fewer homes compete with yours. That does not guarantee a result. Price and condition still decide how buyers see it.
What does it mean for buyers?
More choice, especially in condos and townhouses. Take your time to compare fees, location, and condition, and read the condo documents.
Are buyers shopping?
The Home Demand Index for October 2026 rated the whole Washington area 87 ("Slow"). By type, luxury condos (108), entry condos (103), townhouses (95), and luxury single-family homes (94) were "Steady." Entry and mid-range single-family homes were "Slow" (79 and 76). Buyers are looking at condos, and there are also more condos for sale.
