September 2026 inventory levels vary by county but remain relatively tight.
"Months of supply" is how long it would take to sell all the homes now listed at the current pace. A lower number means fewer choices for buyers.
How does this compare with a year ago?
The same reports show current inventory (as of October 14) compared with October 2025: Arlington up 22%, Fairfax up 27%, Prince William up 28%, Alexandria up 29%, and Loudoun up 36%. Every county has more homes for sale than a year ago.
What do the differences mean?
Lower numbers usually mean it is a little easier for sellers. Higher numbers give buyers a little more room. But all five are under the six-month point many people use as a middle mark. So the story is not that one place is hot and another is cold. It is a market-wide change, with small differences in degree.
What does this mean for sellers?
In any county, buyers now have more to compare. A home that is priced to match its competition and ready on day one tends to stand out. Condition counts more when buyers have choices.
What does this mean for buyers?
You have more choice than you did last year. That can mean more time to decide and more room to negotiate on some homes. Do not count on it everywhere. Good homes still draw attention.
A note about the data
These numbers are for one month and one report type. The Q3-2026 Bright MLS Industry Watch is not out yet, and we will update when it is. Prince William covers the county only, not Manassas or Manassas Park.
