What is included in an offer to buy a home?
An offer states the price, how you will pay, your deposit, the dates, and any conditions called contingencies. Sellers read the whole offer, not only the price.
Many buyers think the number is everything. It is not. Here are the parts.
The Mike Webb Team (Mike and Claudia Webb, RE/MAX Allegiance) helps homeowners in Arlington, Northern Virginia, Maryland, and Washington, DC get their homes ready to sell and sold.
The main parts of an offer
Price. What you offer to pay.
Deposit. Also called earnest money. It shows you are serious, and it is usually held by a title company or similar party until closing. Ask your agent how much is common for your price range.
Financing. Cash, or a loan, and the type of loan. A pre-approval letter helps. For more on this, see How Do I Get Pre-Approved to Buy a Home in Arlington?.
Closing date. When you plan to take ownership. Some sellers care about this date more than a small price change.
Contingencies. Conditions that let you change the deal or walk away if they are not met. Common ones cover the home inspection, the loan, and the appraisal. To learn more about inspections, see How Do I Choose a Home Inspector When I Buy in Virginia?.
What stays. Appliances, window coverings, and other items that stay with the home.
What do sellers look at?
Price, of course. But also how sure they are that you will close. A buyer with a solid pre-approval and fewer conditions often looks stronger. That does not mean you should give up protections you need. We talk that through before you write.
What happens after I send an offer?
The seller can accept, say no, or send back a counteroffer with changes. A counteroffer is a normal part of the process. Do not take it personally.

How do we decide on a price?
We look at recent sales of similar homes nearby, how long the home has been listed, and what you can afford. Nobody can promise an offer will be accepted.
FAQ
Can I include a letter to the seller?
Ask your agent first. Fair housing rules are important, and we will help you keep an offer about the facts of the deal.
Do I need an inspection?
It is up to you, and it is a good question to ask your agent before you make an offer.
What is a counteroffer?
It is the seller's reply with changes to price, dates, or terms. You can accept, change, or say no.
