What Does the Home Demand Index Say About Arlington Buyers in October 2026?

How strong is buyer demand in Arlington right now?
Bright MLS’s Home Demand Index for October 2026 rated Arlington County at 150, well above the whole Washington area at 87 (“Slow”). The index tracks buyer activity, such as showings and online views, before homes sell.

Most market reports count homes that already sold. This one looks at buyers who are still shopping, so it points a little further ahead.

What are the October numbers?

Source: Bright MLS Home Demand Index (https://www.homedemandindex.com/washington-dc/october-2026/), October 2026 report.

  • Arlington County: 150.
  • Whole Washington area: 87, rated “Slow.” That is up slightly from 86 the month before and down from 96 a year earlier.

The tiers run from Limited to Slow, Steady, Moderate, and High.

What about by type of home?

For the whole Washington area:

  • Luxury condos: 108 (Steady)
  • Entry-level condos: 103 (Steady)
  • Townhouses: 95 (Steady)
  • Luxury single-family homes: 94 (Steady)
  • Entry-level single-family homes: 79 (Slow)
  • Mid-range single-family homes: 76 (Slow)

So buyers are looking at condos and townhouses more than at houses, across the region.

Does high demand mean quick sales?

Not always. Buyers can look at a lot of homes without writing an offer. In September, NVAR (https://www.nvar.com/news/2026-10-16/market-statistics-setpember-2026/) reported new pending sales down 16.2% in its region from a year earlier, so fewer buyers signed contracts even as they looked. Interest and contracts are not the same.

What does it mean for sellers?

Buyers are paying attention to Arlington. A home that is priced well and shows well gets a look. A home that is not ready may still be passed over. We help every seller get ready with the White Glove Home Sale Method at no additional cost.

What does it mean for buyers?

You are not alone out there. Many Arlington buyers are shopping, so be ready to move when you find the right home. Have your pre-approval in hand.

Why did the September number change?
Bright MLS appears to have revised its figures, so we use only the October report.

When is the next report?
Around mid-November. We will update then.
