What did winter look like compared to spring in Arlington?

Bright MLS tracks how much of the original asking price sellers get and how long homes take to sell. Here is what it showed for Arlington County:

  • October to December 2025: sold at 97.1% of original list price, 46 days on average

  • January to March 2026: sold at 98.9% of original list price, 45 days on average

So should I wait?

Not always. Three things to think about:

  1. Competition grows in spring. More homes for sale means more choices for buyers. In September 2026, Arlington had 660 homes for sale, up from 559 a year earlier (Bright MLS).

  2. Buyers are still here. Bright MLS rated Arlington buyer demand "High" in its September 2026 Home Demand Index. The Washington area as a whole was rated "Slow."

  3. Your life has a calendar too. A job move, a new baby, or a purchase on another house may matter more than the season.

What matters more than the month?

  • Price. A home priced above what buyers see as fair sits, and a home that sits often sells for less.

  • Condition. Paint, repairs, clean floors, and clear counters help any month.

  • Photos and showing. A home that looks ready on day one gets more attention.

Nobody can promise what next spring will bring. What you can control is how ready your home is and how it is priced.
