What Is an Absorption Rate? Arlington Numbers

What does "absorption rate" mean in real estate?
Absorption rate is the share of the homes for sale that sell in one month. A higher rate means homes are selling quickly compared with how many are listed. A lower rate means buyers have more time and more choices.
The Mike Webb Team (Mike and Claudia Webb, RE/MAX Allegiance) helps homeowners in Arlington, Northern Virginia, Maryland, and Washington, DC get their homes ready to sell and sold.
How do you figure it out?
Start with months of supply. That is how many months it would take to sell all the homes now for sale at the current pace of sales. Then divide 1 by that number. If supply is 2.4 months, 1 divided by 2.4 is about 0.417, or about 41.7% a month. Bright MLS prints months of supply. The absorption rate is our own math added to it.
What were Arlington's numbers in August 2026?

What does it mean if I am selling?
A lower rate means more homes compete for the same buyers, and buyers take their time. Pricing and preparation matter more. Read Why Overpriced Homes Sit in Arlington and How to Price Your Arlington Home to Sell.
What does it mean if I am buying?
You have more homes to look at and more time to compare. It does not tell you what any one home will sell for. For that, we look at recent sales of similar homes.
FAQ
Is absorption rate the same as months of supply?
They are two ways of saying the same thing. One counts months. The other turns it into a percent.
Is 41.7% a good number?
It is not good or bad by itself. It shows how fast homes were selling in that month. Condos, townhouses and detached homes can differ, and so can neighborhoods.
