List Now or Wait for the New Year? Arlington Sellers

Should I list my home now or wait until the new year?
It depends on your move date, how ready your home is, and what you want from the sale. Listing now puts your home in front of buyers who are looking today. Waiting gives you time to prepare and to list in a season that sold faster last year. No one can promise which will go better.

The Mike Webb Team (Mike and Claudia Webb, RE/MAX Allegiance) helps homeowners in Arlington, Northern Virginia, Maryland, and Washington, DC get their homes ready to sell and sold.

What do last year's seasons show?

Bright MLS Industry Watch reports for Arlington County show a pattern. In October to December 2025, homes took an average of 46 days to sell, and sellers received 97.1% of their original list price. In April to June 2026, it was 27 days and 100.1%. These are past numbers, not a forecast. Your home, your price and your competition matter more than the calendar.

What are buyers doing right now?

Freddie Mac's 30-year fixed rate averaged 7.18% on November 5, 2026, down from 7.24% the week before. A year earlier it averaged 6.22%. Source: Freddie Mac Primary Mortgage Market Survey. In September 2026, NVAR's Northern Virginia region, which includes Arlington and Fairfax counties, had 30.7% more homes for sale than a year earlier, and new pending sales were down 16.2%. What does waiting cost you?

Both choices carry a cost. Here is a simple way to see your own numbers. This is an example, so swap in your figures.

  • Say it costs $3,500 a month to hold your home: mortgage, property tax, insurance, utilities and lawn care.
  • If you wait two extra months to list and then need time to sell, that is $7,000 more spent before closing.
  • If your home is empty, add the cost of keeping it heated and watered through the winter.
  • If you still live there, the cost is lower, because you would be paying it anyway.

Now put the other side next to it. If waiting lets you finish painting and repairs without rushing, the home may show better. Neither choice wins every time. Your job is to write down both numbers and see which one you can live with.

When does listing now make sense?

  • You have a move date, such as a job, a purchase or a family change.
  • Your home is already painted, repaired and clean.
  • You are paying for two homes, or the house is empty.
  • You would rather have the sale done than keep the house on your mind through the winter.

When does waiting make sense?

  • Your home needs work that you cannot finish in two weeks.
  • You have no deadline and want time to get ready without rushing.
  • You want to list in the season that moved faster last year, knowing the spring market can bring more competition, and rates and prices can change.
  • You are not sure where you will move next, and need time to decide.

How do you decide in one afternoon?

  1. Write down your move date, or write "no date."
  2. Walk through each room and list what you would fix, paint or clear out.
  3. Estimate how long that list takes, in weeks.
  4. Write down your monthly cost to hold the home.
  5. Pick the earliest date your home can honestly be ready, and look at what the calendar says about that date.

If the earliest ready date lands in late November or December, you can choose to list then, or to use the extra weeks and list in January. Either way, you now have a plan instead of a worry.

Is there a middle path?

Yes. Get ready now and pick the date in January. Through The White Glove Home Sale Method, painting, repairs, staging and deep cleaning are provided at no additional cost to you, so you can start before you decide. For more on timing, read Sell Now or Wait Until Spring? Arlington VA.

What should you do this week?

Walk your home with a pen and paper, room by room. Write down what a buyer would see in the first ten seconds: the front door, the entry, the kitchen. Then call us. We will walk it with you, tell you what to fix and what to skip, and give you a plain read on timing. You pick the date.

FAQ

Will my home sell for more in spring? No one can promise that. Last year's numbers show a seasonal pattern, but your home's condition, price and competition decide the result.

Do I have to decide this week? No. We can walk through your home, tell you what to fix and what to skip, and then you pick a date.

Should I list over the holidays? It can work if your home is ready and you have a reason to move. We talk through the trade-offs with you and let you choose.
