What stands out?
Sales were slower. Four of the five areas have sold fewer homes than last summer. Loudoun (-12.9%) and Alexandria (-14.3%) were down the most.
Homes were taking a while to sell. Averages ran from 28 days in Fairfax to 38 in Arlington.
Sellers got most of their price. Between 98.0% and 99.0% of the original asking price.
Supply was in the 2s ad 3s. Arlington and Alexandria had the most choices for buyers. Fairfax had the fewest.
How do I read the median?
A median is the middle sale price. It moves with which homes sold, so Arlington's +11.1% does not mean every Arlington home is worth 11.1% more. Online and preliminary estimates are starting points. A property's potential market value depends on its condition, location, features, competition, market conditions, and other factors.
What does it mean for sellers?

What does it mean for buyers?
You are not in a rush market. Compare homes, ask questions, and keep your pre-approval current.
