Is Professional Photography Worth It for Arlington Homes?

Is professional photography worth it when you sell an Arlington home?
Yes. Most buyers see your home online before they ever see it in person, so your photos are the first showing. Good photos help the right buyers decide your home is worth a visit.
The Mike Webb Team (Mike and Claudia Webb, RE/MAX Allegiance) helps homeowners in Arlington, Northern Virginia, Maryland, and Washington, DC get their homes ready to sell and sold.
Why do listing photos matter so much?
The home search most often starts online. That is one of the findings of the National Association of Realtors 2025 Profile of Home Buyers and Sellers, as summarized by Virginia REALTORS. A buyer scrolling on a phone decides in a few seconds which homes to save and which to skip.
Your photos also shape what a buyer thinks your home is worth. Bright, clear rooms make the asking price easier to believe before anyone walks in. Dark, tilted or blurry photos make buyers wonder what else was missed.
What does a professional photographer do differently?
- Light. They balance the light from the windows with the light inside, so rooms look bright and the view outside does not turn white.
- Angles. They pick the spot in each room that shows its real shape and how it connects to the next room.
- Straight lines. Walls, doors and windows stand up straight in the photo, the way they do in real life.
- Timing. The outside of the home is shot when the light is on the front of the house.
- Editing. Colors are corrected, so a white wall looks white and wood floors look like wood.
The goal is your home on its best day. Not a different home. A buyer who feels the photos promised more than the house delivers walks in already disappointed.
Can I take the photos myself with a good phone?
Phones take great pictures of people and places. Listing photos are a different job. A photographer brings a tripod, extra lighting and a plan for the angle that shows each room well, then edits every photo for color and straight lines.
Your photos also stay on your listing for its whole time on the market. They show up on the major home search sites, in ads, and in every link someone texts to a friend.
What else helps buyers picture the home?
Photos do more with a few other tools. Our listings get professional photos plus a 3D tour and floor plans, so a buyer can move through the home online and see how the rooms fit together.
Floor plans answer the question photos cannot: will my furniture fit? A buyer who already knows the layout arrives at a showing ready to picture living there.
How do I get my home ready for photo day?
- Clear kitchen and bathroom counters. Leave one or two simple items at most.
- Put away family photos, mail, magnets, pet bowls and toys.
- Turn on every light and open every blind.
- Make the beds and smooth the covers. Hide cords and chargers.
- Close toilet lids and hang fresh towels.
- Outside, move cars out of the driveway, put trash cans out of sight and cut the grass.

Should I stage before the photos?
Staging and photos go together. Furniture shows the size of a room and what it is for. An empty room can look smaller in a photo, and a crowded room can look smaller too.
Through The White Glove Home Sale Method, we handle painting, repairs, deep cleaning and physical staging at no additional cost to you, and we finish that work before the photographer arrives. If you live in a smaller space, read Staging a Small Arlington Condo or Townhouse to Sell.
Are virtually staged photos OK?
Virtual staging adds furniture to a photo on a computer. It can help a buyer understand an empty room. If a listing uses it, the photos should be clearly labeled as virtually staged, so nobody is surprised at the showing. Ask your agent how it will be labeled before it goes live.
FAQ
When should the photos be taken?
After repairs, cleaning and staging are finished, and shortly before the home goes on the market.
Will good photos hide my home's flaws?
No, and they should not. Good photos show your home clean, bright and as it is.
Do buyers still need to see the home in person?
Yes. Photos earn the showing. The showing is where a buyer decides.
