Rent or Buy in Arlington, VA? How to Decide

Two keys on a wooden table, one on a plain ring and one with a small house-shaped tag.

Is it better to rent or buy right now?
Compare the full monthly cost of owning with what you pay now to rent, and think about how long you will stay. Buying costs more up front and comes with repairs, but renting does not build equity.

There is no one answer for everyone. We would rather help you work it out than push you. Here is how to look at it.

The Mike Webb Team (Mike and Claudia Webb, RE/MAX Allegiance) helps homeowners in Arlington, Northern Virginia, Maryland, and Washington, DC get their homes ready to sell and sold.

What is the cost of owning?

A mortgage payment is only one piece. Add:

  1. Property taxes
  2. Homeowner’s insurance
  3. Condo or HOA fees, if any
  4. Repairs and upkeep, which fall on you
  5. Utilities, which may be higher than in an apartment

Freddie Mac (https://www.freddiemac.com/pmms) reported the average 30-year fixed rate at 7.40% for the week of October 15, 2026. That raises the payment on the same loan. Your own rate may differ.

What does it cost to start?

You need a down payment, closing costs, a deposit, and moving costs. Renting usually needs a deposit and the first month. So buying takes more cash on day one.

How long will you stay?

This matters a lot. Buying and selling both have costs, so a short stay can cost more than it earns. Many people look at a few years at least. If you might move soon, renting may fit.

What does the market look like?

Bright MLS (https://www.brightmls.com) showed 672 homes for sale in Arlington County as of October 14, 2026, up from 552 a year earlier, with 3.9 months of supply. You have more choices than you did a year ago.

How do I compare?

  1. Write down what you pay in rent now.
  2. Ask a lender for a Loan Estimate on a home at the price you have in mind.
  3. Add taxes, insurance, fees, and a repair cushion.
  4. Compare the two monthly numbers.
  5. Ask yourself how long you plan to stay.

If owning costs more per month, that is not a no. It may buy you stability, control, and a place to build equity. If you cannot afford it, that matters more.

FAQ

Will rates go down?
No one knows. Do not plan around a guess.

Can I buy with a small down payment?
Some loans allow it. See our post on low-down-payment choices.

What if I buy and need to move in two years?
You may sell at a gain, at a loss, or about even. No one can promise which.
