Selling Your Home While You Still Live in It

Can I sell my house while I still live in it?

Yes. Most sellers still live in their homes while they sell. The trick is to keep it show-ready with simple routines, and to plan for showings, pets, and short notice.

It sounds hard, with kids, pets, work, and dinner. It is doable with a few habits.

The Mike Webb Team (Mike and Claudia Webb, RE/MAX Allegiance) helps homeowners in Arlington, Northern Virginia, Maryland, and Washington, DC get their homes ready to sell and sold.

Step 1: Make room before you list

Clear out what you do not need. Extra furniture, piles of papers, and full closets make rooms feel small. Every seller who works with us gets The White Glove Home Sale Method at no additional cost. It includes deep cleaning, staging, and removal of unwanted items, so the home is ready before the first photo.

Step 2: Build a ten-minute reset

Pick a short routine you can do every morning:

  1. Make the beds.

  2. Wipe the kitchen counters and the bathroom sink.

  3. Put away dishes and toys.

  4. Take out the trash.

  5. Open the blinds and turn on the lights.

If you do it daily, a showing request at 3 p.m. is not a crisis.

Step 3: Plan for showings

Buyers need to see the home without you in it. Tell your agent which times work, and which do not. More open times usually means more buyers see the home. When a showing is booked:

  • Leave the home if you can, and take pets with you.

  • Put valuables, medicine, and papers with personal information away.

  • Turn off the TV and music.

  • Leave a light on in each room.

What about pets?

Many buyers are nervous in a home with a pet at the door. If pets cannot leave, keep them in a crate or a quiet room, and tell your agent. Wipe pet areas and vacuum often.

What about kids?

Keep toys in bins you can hide fast. Let your kids help with the reset so it is not all on you.

What if I need to work from home?

Tell your agent. We try to set showings around your day, but more open time helps.

FAQ

How much notice do I get?

It depends on your showing rules. Tell your agent what you want.

Can I be home during a showing?

It works better when you are out. Buyers speak openly when you are not there.

What if a showing falls at a bad time?

You can say no. Just know that each missed showing is one less look at your home.
