What about townhouses and condos?

Townhouses and condos had a median sale price of $623,550, up 3.1%. Sales were 198, down 7.5%, and pending sales were 167, down 29.8%. What changed from August?

DAAR's August report showed 443 sales and a $765,000 median. In September, sales were 344 and the median was $750,000. A median price moves with the mix of homes that sold in that month, so one month alone does not tell you where prices are heading. DAAR also notes that home prices dipped in September after rising for the previous four months.

Which parts of Loudoun moved the most?

DAAR breaks the county down by ZIP code. Here is what its September text says:

  • Sales fell the most in Leesburg 20175 (18 fewer sales), Purcellville 20132 (15 fewer) and Ashburn 20147 (11 fewer).
  • Sales rose in Chantilly 20152 (up 7.7%) and Sterling 20165 (up 8.7%), each with two more sales than a year earlier.
  • Pending sales fell 59.3% in Leesburg 20175, which is 35 fewer than a year ago.
  • The median price in Lovettsville 20180 rose $145,000, or 17.9%. In Chantilly 20152 it fell $95,000, or 11.8%.
  • Active listings jumped most in Leesburg 20176 (59 more), Lovettsville 20180 (27 more) and Sterling 20165 (26 more). Ashburn 20147 had 18 fewer, a 12.9% drop.

Small ZIP codes have few sales, so a few homes can swing a percentage. Read these as a snapshot of one month.

How do I read a report like this?

Three numbers tell most of the story. Sales show what closed. Pending sales show what went under contract, so they hint at the weeks ahead. Active listings show how many homes a buyer can pick from. In September, sales were down, pending sales were down more, and active listings were up sharply. That combination means more homes sitting for sale and fewer buyers signing contracts. Months of supply of 1.9 still sits low, but DAAR shows it up 4.3% from a year ago, and it was 2.3 for townhouses and condos.

What should you ask if you are buying or selling in Loudoun?

  • Sellers: which of the homes near me sold last month, and which are still listed? What did the sold ones list for, and what did they close for?
  • Sellers: is my home priced against the homes buyers can choose from today, or against last year's sales?
  • Buyers: how long has this home been listed, and has the price changed? With active listings up, you may have room to look at more than one.
  • Buyers: what does the sold-to-ask ratio of 99.3% tell me about how much room there is in a price? It is an average, so ask us what homes like this one sold for.

Why can other reports show different numbers?

Each group counts its own area and its own way. DAAR covers Loudoun only, and Bright MLS and NVAR can show slightly different Loudoun numbers for the same month. When you compare, check which report you are reading. DAAR's other months are on its 2026 market reports page.

What does this mean for sellers and buyers?

Sellers of detached homes saw a slightly higher median, but fewer sales and fewer pending contracts, so price and condition matter. Sellers of townhouses and condos have the biggest jump in competition, with listings up 50.6%. Buyers of townhouses and condos have more to choose from. Pending sales fell in both groups, which can mean fewer closings in the weeks that follow. No one can promise what the next report will show.
