Prince William County Housing Market: September 2026

A quiet street of brick townhomes lined with trees in golden fall color.

How did the Prince William County housing market do in September 2026?

Buyers had more homes to choose from, and fewer homes sold. The REALTOR Association of Prince William (PWAR) reported 1,172 active listings, up 29.8% from a year earlier, and 439 closed sales, down 3.5%.

The Mike Webb Team (Mike and Claudia Webb, RE/MAX Allegiance) helps homeowners in Arlington, Northern Virginia, Maryland, and Washington, DC get their homes ready to sell and sold.

What area does this report cover?

PWAR's numbers cover Prince William County, Manassas City and Manassas Park together. They include single-family homes, townhomes and condominiums, and come from Bright MLS data. Other reports count the county alone, so their numbers will not match. Always check which area a number covers.

What were the September numbers?

All figures are from PWAR's report for September 2026, released October 14, 2026 (read it here):

  • Closed sales: 439, down 16.1% from August and down 3.5% from September 2025.
  • Median sold price: $565,000, down 3.9% from August and down 3.4% from a year ago.
  • Active listings: 1,172, up 13.2% from August and up 29.8% from a year ago.
  • New listings: 588, up 12.6% from August and up 7.5% from a year ago.
  • Days on market: 30, which is five days longer than both August 2026 and September 2025.
  • Months of supply: 2.3, up from 1.8 in September 2025.

Did home prices fall 3.4%?

Not necessarily. The median is the middle price of the homes that sold, so a change in which homes sold can move it. PWAR says a lower median does not mean every home lost value. One month is also not a trend.

What does it mean if I am buying?

You have more choices than you did a year ago, and homes are taking a little longer to sell. That can give you more time to look and to ask questions. Get pre-approved first so you know your budget, then make offers that fit the home and your numbers.

What does it mean if I am selling?

With more homes for sale, buyers compare. A fair price and a home that shows well matter. We look at what similar homes near you have sold for and help you decide what to fix and what to skip, so you are not guessing.
