Selling an Estate, Probate or Trust Home in Arlington and Northern Virginia
Take what you want, and we take care of the rest, from a full house to sold.
Selling an Estate Home Comes With More Than a House
Selling an estate home usually lands on someone who already has a lot to carry. You may be an executor, a trustee or a family member, grieving, handling paperwork, and maybe living hours away. And the house itself is often full: a home someone lived in for a long time, with a lifetime of belongings still inside.
Most people in this spot ask the same thing. How do we get this house empty, ready and sold without it taking over our lives?
That is the part we take off your hands. We have sold many estate and probate homes, and we have a simple way of handling them.
Take What You Want. We Take Care of the Rest.
That is what we tell every family. Come to the house, take the things that matter to you, and leave the rest to us. It works whether you live down the street or across the country.
Then we clear it out. Many times we help families arrange an estate sale or take pieces to consignment stores first. Usable items go to local donation centers. Whatever they don't take, Claudia passes on to people who need it, through a yard sale where people can come and take plates, bookshelves, chairs, pots and pans, and furniture in good condition. Step by step, the house gets empty.
Families tell us what a relief this is. Executors and trustees who live out of town don't have to keep traveling back, and those who live nearby don't have to spend their weekends sorting a house.
Lorraine R. put it this way: “Mike and Claudia Webb worked tirelessly to sell my mother's house. Their suggestions for improvements turned out beautifully.”
Who We Work With, and How We Plan the Sale
The Mike Webb Team is Mike and Claudia Webb, with RE/MAX Allegiance, and we have more than 34 years in real estate. In an estate sale we work with whoever is responsible for the home: the executor, the trustee, a family member, or the estate attorney when one is involved.
Once the house is empty, we put together a plan for whether anything needs to be done before it sells. Every estate home is different. The right plan depends on the house, the location and the market at the time, so we decide case by case.
When work does make sense, The White Glove Home Sale Method™ covers it at no additional cost: painting, handyman repairs, caulking, deep cleaning, carpet and window cleaning, power washing, landscaping and staging. When it doesn't, we will tell you that too.
Questions about probate, the court process, taxes or how proceeds are divided are for the estate attorney or your tax advisor. This page describes our general approach. It is not legal or tax advice.
For each step of the sale itself, see how we sell a home, step by step.
Estate Homes Wherever They Are
We sell estate and trust homes all over Arlington, across Northern Virginia, in Washington, DC and in Maryland. If the home is somewhere we are not licensed, we can connect you with a trusted agent there.
Most estate homes we see were lived in for a long time, and what they need most is a clear plan. In September 2026, Arlington County had about 3.9 months of supply, according to Bright MLS, up from 3.0 a year earlier. With more homes for buyers to choose from, a home that is cleared out, cleaned up and well presented stands out.
Talk With Us About the Home
You don't need to have everything sorted before you call. Tell us about the house and where things stand, and we will tell you what we would do and what it would take.
Contact The Mike Webb Team, ask what the home is worth, or call or text 703-350-3884.

Take what you want, and we take care of the rest. Many times we help arrange an estate sale or take pieces to consignment stores. Usable items go to local donation centers, and what they don't take we pass on to people who need it, so the house gets empty without you sorting it all yourself.
We live out of town. Do we have to keep coming back?
No. Come get the things that matter to you, and we handle clearing the house, preparing it and selling it, keeping you updated along the way.
Who do you work with on an estate or trust sale?
Whoever is responsible for the home: the executor, the trustee, a family member, or the estate attorney when one is involved. Legal and tax questions are for the attorney or your tax advisor.
Does the house need repairs before it sells?
Not always. Once it is empty, we put together a plan based on the house, the location and the market. When work makes sense, The White Glove Home Sale Method™ covers it at no additional cost.
