Why a Real Home Value Beats an Online Estimate
An online estimate cannot see inside your house. It does not know about the new kitchen, the roof that needs work, the layout buyers love or the busy street out front. It works from averages, and your home is not an average.
Even the official averages can point in two directions at once. In August 2026, NVAR reported that Arlington's median sale price was up 14.8% from a year earlier, while the average sale price was down 0.5%. Both are true, because the mix of homes that sold changed. Neither one tells you what your house is worth.
Your county assessment is not your sale price either. In Arlington, the county assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments were based on sales from September 1, 2024 through August 31, 2025. By the time you read the notice, those sales can be more than a year old, and the county has never walked through your house.
