Buying a Home in Arlington Ridge

The right home, at the right price, with your eyes open, from the first conversation to closing day.

Buying in Arlington Ridge: Houses and Condos on the Ridge

Arlington Ridge is in South Arlington's ZIP code 22202, on the high ground just west of Crystal City and Aurora Highlands. Its side streets have 1940s Cape Cods and Colonials, including the Oakcrest section, and houses from the 1950s. Condo and apartment buildings line Arlington Ridge Road.

Here, you can choose between a house with a yard and a condo, both close to two Metro stations, the Pentagon and Reagan National Airport. Whether you are buying your first home, moving up or downsizing, we help you compare them on more than price: upkeep, fees, parking and the trip to work.

What This Fall Means for Arlington Ridge Buyers

If you want a condo on Arlington Ridge Road, this fall gives you choices. In NVAR's Northern Virginia region, condo and townhouse listings were up 49.7% in September 2026 from a year earlier. Detached listings rose only 5.7%, so houses on the ridge's side streets stay harder to find. Arlington had about 3.9 months of supply that month, up from 3.0, per Bright MLS.

Prices have not fallen. Arlington's median sale price for July through September 2026 was 11.1% higher than a year before, per Bright MLS. What has changed is time: with more listings, you can often take a second look and ask the seller for repairs or help with closing costs, mostly on condos.

We bring the recent sales to every offer talk. For a house, that means similar houses on the ridge and in Oakcrest. For a condo, it means your building first, then the ones next to it.

What to Check on an Older House or a Condo

A Cape Cod or Colonial from the 1940s may still have original wiring, older pipes or a panel that has been updated only in part. Find out the age of the roof, furnace, air conditioning, water heater and windows. Ask for permits on any addition or finished basement. Every home here built before 1978 comes with a lead-based paint disclosure, so read it. Because the ridge slopes, check where rain drains and whether the basement has ever taken on water.

For a condo on Arlington Ridge Road, the building matters as much as the unit. The resale certificate shows the monthly fee and what it pays for, how much is saved for repairs, any special assessments, and the rules for parking, pets and renting. Virginia gives you only a few days to review it once you have it, so we read it with you the day it arrives.

Plan on a home inspection either way. You can book the inspector yourself or ask us for names. When the report comes back, we sit down with you, sort what matters from what does not, and tell you plainly if we think you should walk away.
