Before we start touring homes, two things happen. You get pre-approved, through a lender or your own bank or credit union, so you know what you can buy. And we sign a written buyer agreement together, so you know exactly how we will work with you.

The market has opened up for buyers more in some places than others. In September 2026, Arlington County had about 3.9 months of supply, according to Bright MLS, up from 3.0 a year earlier. That means more choice if you are looking at condos and townhouses, and still real competition for detached homes.

We can coordinate the inspection, or you can schedule it yourself. Either way, we go over the results with you and advise you on how to proceed. If a house needs more than you want to take on, we will tell you, even if it means walking away.
