The right home, at the right price, with your eyes open, from the first conversation to closing day.
Buying in Aurora Highlands: Older Homes Near the Metro
Aurora Highlands is in South Arlington's ZIP code 22202, just south of Pentagon City and west of Crystal City. Much of it is a National Register historic district, with tree-lined streets of Colonial Revival homes, Cape Cods and bungalows, plus twin homes, newer Craftsman-style houses, and condos along the edges.
Here, older houses sit close to two Metro stations, the Pentagon and Reagan National Airport. Whether you are buying your first home, moving up or downsizing, we help you compare a house and a condo on more than price: upkeep, fees, parking and the walk to the Metro.

What This Fall Means for Aurora Highlands Buyers
Condo buyers have more to choose from than house buyers this fall. NVAR reported 49.7% more condos and townhouses for sale in its Northern Virginia region in September 2026 than a year earlier, and only 5.7% more detached homes. Bright MLS showed Arlington at about 3.9 months of supply that month, up from 3.0.
Bright MLS reported Arlington's median sale price for July through September 2026 up 11.1% from a year earlier. More homes for sale can mean more time to decide and more room to ask for repairs or closing-cost help, especially on condos, though well-kept houses here still draw interest.
Before you make an offer, we go over recent sales with you: similar houses in Aurora Highlands and nearby, or for a condo, recent sales in the same building and similar ones close by.
What to Check on an Older House or a Condo
With a house from the 1920s through the 1940s, ask how old the roof, windows, furnace, air conditioning and water heater are, and ask about the wiring, electrical panel and plumbing. Check whether additions and finished basements had permits, and read the lead-based paint disclosure that comes with homes built before 1978. Look at drainage and signs of water in the basement, too.
With a condo, read the association documents closely: the monthly fee and what it covers, the reserve fund, any special assessments, and the rules on parking, pets and renting. In Virginia, you have a short window to review the resale certificate after you receive it, so read it right away.
Your home inspector checks the structure, roof, wiring, plumbing and mechanical systems. Set it up yourself or with our help, and we will go through the findings with you. If a home is not the right one, we will say so.
