Why This Fall Favors Condo Shoppers
You have more units to pick from than a year ago. In September 2026, NVAR reported 49.7% more condo and townhouse listings in its Northern Virginia region than in September 2025, against 5.7% more detached homes. Bright MLS put Arlington County at about 3.9 months of supply that month, up from 3.0.
That does not mean prices dropped. Bright MLS reported Arlington's median sale price for July through September 2026 up 11.1% from the same months of 2025. What it can mean is more time to decide and more room to ask the seller for repairs or help with closing costs.
Before you make an offer, we pull the recent sales in that building and in similar buildings near the same station, so the number you offer rests on real sales, not on the asking price.
Comparing Two Buildings Side by Side
Two units with the same size and price can cost you very different amounts each month. Compare the condo fee and what it pays for, such as water, heat, a gym, a pool or a front desk. Ask whether a parking space and a storage unit come with the home or cost extra, and what the building requires on move-in day.
Virginia law gives you the condo association's resale certificate, and a set time to cancel after you receive it. That packet shows the budget, the reserve fund, any special assessments or lawsuits, and the rules on pets, rentals and renovations. We read it with you and point out anything worth a second look.
For a townhouse, house or duplex, the inspection looks at the roof, structure and systems, and with a duplex, the shared wall and who maintains what. We can arrange it, or you can book it yourself, and we review the report together. If a home is wrong for you, we will tell you so.
What You Get When You Buy With Us
The Mike Webb Team is Mike and Claudia Webb at RE/MAX Allegiance, with more than 34 years in real estate. About three out of four of our sales are in Arlington. Here is how we help:
- A sit-down talk about your budget, timing and must-haves before we tour
- New Ballston-Virginia Square listings sent to you as soon as they match your search
- Tours with Mike, Claudia or our showing partner
- Recent building and nearby sales before every offer, and a plan for the offer itself
- Mike and Claudia negotiating for you
- Help with the resale certificate, the condo documents and the inspection
- A final walk-through and help right up to closing
- Names of lenders, inspectors and contractors we trust
Start with a pre-approval from a lender, bank or credit union, and ask early whether the lender has extra requirements for condo buildings. Once you are ready to tour, we sign a written buyer agreement together that spells out how we will work for you.
A buyer wrote on Zillow that we “Made us feel confident in looking at details of a property” and “did a great job on the negotiation.”
