Buying a Home in Crystal City & Pentagon City

The right home, at the right price, with your eyes open, from the first conversation to closing day.

Buying Here Means Choosing a Building

In Crystal City and Pentagon City, ZIP code 22202, most homes for sale are condos in high-rise and mid-rise buildings, with townhouse-style condos such as Southampton in Pentagon City. Two Metro stations, the Pentagon, Amazon's offices and Reagan National Airport are all close.

Because you are buying into a building as well as a unit, we help you compare more than the floor plan: the monthly fee and what it covers, the building's upkeep and savings, parking, storage, pet rules and the walk to the Metro.

This Fall's Market for Condo Buyers

Buyers have more condos to pick from than a year ago. NVAR counted 49.7% more condos and townhouses for sale in its Northern Virginia region in September 2026, compared with 5.7% more detached homes. Bright MLS put Arlington at about 3.9 months of supply that month, up from 3.0.

Prices are still higher than last year. Bright MLS reported Arlington's median sale price for July through September 2026 up 11.1% from a year earlier. With more choices, you may have time to compare a few buildings and room to ask the seller for help with closing costs or repairs.

Before you make an offer, we pull recent sales in the same building and similar buildings nearby, so you know what the unit is worth to the market.

What to Check Before You Buy a Condo

The resale certificate is the most important paper you will read. It shows the monthly fee, what it pays for, how much the association has saved for repairs, any special assessment, and the rules for renting, pets and parking. Virginia gives you only a few days to review it after you receive it, and we go through it with you right away.

Inside the unit, look at the age of the heating and cooling system, the water heater, the windows and the appliances, and ask who is responsible for each. In a building from before 1978, read the lead-based paint disclosure. Ask whether a parking space and storage unit come with the sale or are rented separately.

A home inspection still matters in a condo. You can schedule the inspector yourself or ask us for names, and we will go over the report with you and tell you plainly if we think the unit is not the right one.

How We Help You Buy in Crystal City & Pentagon City

The Mike Webb Team is Mike and Claudia Webb at RE/MAX Allegiance, with more than 34 years in real estate. About three out of four of our sales are in Arlington. Working with us includes:

  • A first meeting to set your price range, monthly budget and must-haves
  • An alert when a condo that fits comes up in Crystal City or Pentagon City
  • Showings with Mike, Claudia or our showing partner
  • Recent sales in the building and nearby, and a plan for your offer
  • Mike and Claudia negotiating for you
  • Help reading the resale certificate and the inspection report
  • The final walk-through and support through closing
  • Names of lenders, inspectors and contractors we have worked with

Your first step is a pre-approval from a lender, bank or credit union. Ask them about the building, too, since some loan programs have rules for condos. Then we sign a written buyer agreement with you that spells out how we will work for you.

First-time buyers wrote in a Zillow review: “Mike and Claudia were terrific to work with.”
