Buying a Home in Dominion Hills
The right home, at the right price, with your eyes open, from the first conversation to closing day.
Buying in Dominion Hills: Colonial or Rambler?
Buying in Dominion Hills, ZIP code 22205, usually comes down to a choice between two kinds of houses. The original section has two-story Colonials built from 1945 to 1948. Later sections have 1950s ramblers with the main rooms on one floor. Many of both have been added on to or updated.
A Colonial puts bedrooms upstairs and living space downstairs, while a rambler keeps most of daily life on one level. Whether you are moving up, buying your first home or downsizing, we help you decide which layout suits you and then focus on the right houses.

This Fall's Market for Dominion Hills Buyers
Detached homes are being listed at a slower pace than condos. NVAR reported that detached listings in its Northern Virginia region rose 5.7% from September 2025 to September 2026, while condo and townhouse listings rose 49.7%. Bright MLS put Arlington County at about 3.9 months of supply in September 2026, up from 3.0.
Arlington prices were still higher than a year ago, with the county's median sale price for July through September 2026 up 11.1%, according to Bright MLS. With more homes on the market overall, you may have more time to compare and more room to negotiate repairs or closing help.
Before you make an offer, we pull recent sales of similar houses nearby and go over them with you, so your number is based on real sales.
What to Check in a 1940s or 1950s House
Ask how old the roof, windows, furnace, air conditioning and water heater are, whether the electrical panel and wiring have been updated, and whether any addition or finished basement was permitted. Look for signs of water in the basement, and read the lead-based paint disclosure that comes with homes built before 1978.
In a Colonial, check the upstairs bathrooms and how evenly the second floor heats and cools. In a rambler, look at how the basement is used and whether it has a second way out if it has bedrooms.
Part of Dominion Hills is a National Register historic district. Arlington County notes that this listing is honorary and does not add special restrictions for owners.
A home inspection checks the structure, roof, electrical, plumbing and systems. We can book it for you, or you can schedule it yourself, and we read the report with you. If a house is not the right fit, we will tell you.
