Bungalows, colonials and new construction between Columbia Pike and Four Mile Run, with three parks and two trails.
Living in Douglas Park
Douglas Park homes fill a wedge-shaped neighborhood in South Arlington, bounded by Columbia Pike, South Walter Reed Drive and South Four Mile Run Drive. Its streets are tree-lined, and it has three parks of its own.
Two regional trails frame the neighborhood. The W&OD Trail and the Four Mile Run Trail run along its Four Mile Run Drive side, and from Douglas Park you can walk to the shops and restaurants of Shirlington and Columbia Pike.
Douglas Park is also a neighborhood in motion. Many of its original houses have been expanded with additions, and a good number of new homes have been built.

How The Mike Webb Team Serves Douglas Park
All that change makes pricing tricky. An original bungalow and a new build on the next lot can sell for very different prices, and a house with a large addition does not compare neatly with either one. The Mike Webb Team has spent more than 34 years learning how buyers weigh those differences.
Before your Douglas Park home goes on the market, The White Glove Home Sale Method™ gets it ready, covering painting, handyman repairs, caulking, staging, deep cleaning, carpet and window cleaning, power washing, landscaping, removal of unwanted items or furniture, and taking donations to the charity of your choice, at no additional cost to you. Read how selling a Douglas Park home works with us.
Some clients come back to us again and again. Adrienne Wood, who has worked with us three times, said it this way: “Mike and Claudia make selling (and buying) a house incredibly easy!”
Douglas Park History & Neighborhoods Nearby
Douglas Park started appearing on Arlington County maps in 1927, when two subdivisions, Douglas Park and New Arlington, were laid out. According to Arlington County, the Washington Development Company named its subdivision in honor of Frederick Douglass, and over time the second “s” was dropped.
The area's history goes back further. During the Civil War, Union troops built Fort Barnard here in 1861 to guard the approaches to Alexandria along Four Mile Run and Glebe Road. It was one of the forts on the Arlington Line protecting Washington, and today its name lives on in Fort Barnard Park and its dog park.
Douglas Park buyers often compare it with the neighborhoods around it, and the choice usually comes down to preference. Alcova Heights has its 13-acre park and larger flat lots. Barcroft has Arlington Hall West Park and its historic community house, with the Four Mile Run Trail running along the neighborhood. North of Columbia Pike, Penrose and Arlington Heights each have a historic district.
Douglas Park Homes: Market & Home Types
Most Douglas Park homes are bungalows and Colonial Revival houses built between the 1920s and the 1950s. A few Queen Anne houses from the early 1900s are older than the neighborhood itself. Cape Cods and craftsman-style homes fill in the rest, along with a lot of additions and new construction, and there are some apartment buildings too.
Some Douglas Park lots are big and flat, with room for an addition or a new home.
The buyer is usually a first-time buyer or a move-up buyer, and some are investors. We help all three, including first-time buyers in Douglas Park.

Parks, Trails and Getting Around
Douglas Park has three parks inside the neighborhood. Douglas Park itself is five acres on South Quincy Street with a playground, nature trails, a gazebo, a stream and a picnic shelter. Monroe Park and Doctors Branch Park are the other two. Fort Barnard Dog Park sits near South Walter Reed Drive and South Pollard Street.
Columbia Pike, South Walter Reed Drive and South Four Mile Run Drive carry most of the traffic in and out, and I-395 and Route 50 are close. Metro buses serve the neighborhood.
