What the Market Means for You This Fall
If you are shopping for a condo or townhouse, you have more to choose from. NVAR found condo and townhouse listings in its Northern Virginia region up 49.7% from a year earlier in September 2026, compared with 5.7% for detached homes, and Arlington County had about 3.9 months of supply that month, up from 3.0, according to Bright MLS.
Prices across Arlington held firm, with Bright MLS reporting the county's median sale price for July through September 2026 up 11.1% from a year earlier. More listings can still mean more room to ask for repairs or help with closing costs.
We look at recent sales of the same kind of home nearby before any offer and walk you through them, so you know what the home is worth before you choose a number.
What to Check Before You Buy
For a Colonial Village condo, review the condo association's resale certificate: the monthly fee and what it covers, the reserve fund, any special assessments, and the rules on pets and rentals. Ask what parking and storage come with the unit, too.
For a house, duplex or townhouse, the inspection covers the roof, foundation, windows, wiring, plumbing and heating and cooling. With a duplex, ask about the shared wall and who maintains what. We can set up the inspection, or you can schedule it yourself, and we go through the report with you. If a home is not right for you, we will tell you.

Pre-approval from your lender, bank or credit union is step one, and condo buyers should ask whether the lender has any extra condo requirements. After that, we sign a written buyer agreement that explains how we will work for you.
Kenneth Poole wrote on Zillow about buying with us: “Mike helped us assess the list price of our property and together we determined that we should offer below that amount. We negotiated skillfully to get a great price.”
