What Your Home Is Worth in Penrose
A free home value from people who walk through your home, not a number from a website.
Your Free Penrose Home Value, Built Around Your House
Your Penrose home value starts with your house, not the neighborhood average. We come to you, walk through the house together, then look at the homes that recently sold nearby and are truly like yours. Then we tell you what it would likely sell for if you listed it today.
It is free, with no obligation and no pressure. Some people call us the year they plan to sell. Others call to find out where they stand, and that is fine too.

Why a Penrose Home Needs a Closer Look
Penrose may be the hardest neighborhood in South Arlington to price from a computer. According to the Virginia Department of Historic Resources, the Penrose Historic District includes 486 contributing buildings across 12 subdivisions platted between 1882 and 1943, and a notable number of its houses are kit or mail-order houses.
Walk one block and you can pass an early 1900s Cape Cod, a brick Colonial Revival, a wood-frame bungalow, a Queen Anne house and a brand-new craftsman, with a duplex in between. An online estimate blends all of them together. We separate them, so your home is compared with houses of a similar age, size, style and condition.
Location inside the neighborhood matters too. A house a short walk from Penrose Square and its Giant grocery store, or close to one of the three parks, may draw a different buyer than one near a busy road. We see those things in person.
Your County Assessment Is Not Your Sale Price
Each January, Arlington County mails an assessment notice. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments were based on sales from September 1, 2024 through August 31, 2025.
Taxes need a fixed date, so the assessment always looks back. The sales behind it are often more than a year old by the time a buyer walks through your door, and the county has never seen the inside of your house. Use the assessment as a reference point, not as your price.
What the Penrose Market Is Doing Now
Penrose is in ZIP code 22204. Homes there that sold from July through September 2026 took an average of 54 days to sell and received about 97.2% of their original list price, according to Bright MLS. The median sale price was $625,000, up 0.8% from a year earlier.
The median mixes every kind of home in the ZIP code, so treat it with care. Penrose has detached houses, duplexes and a few small apartment buildings, and right now those are in different markets. In September 2026, NVAR reported condo and townhouse listings across its Northern Virginia region up 49.7% from a year earlier, while detached listings rose only 5.7%.
Arlington County had about 3.9 months of supply in September 2026, up from 3.0 a year earlier. Buyers have more choices and more time, so the first price matters. A home priced right from the start usually does better than one that has to come down later.

Frequently Asked Questions
Is the Penrose home value really free?
Yes. It is free and there is no obligation. You don't have to be ready to sell, and we will never push you to list before you are ready.
Why is my Arlington County assessment different from what my Penrose home would sell for?
The county assesses value as of January 1, using older sales. For 2026, residential assessments used sales from September 2024 through August 2025. We use the latest sales and look at your actual house.
My Penrose house is a kit or mail-order house. Does that change its value?
The value still comes from the house, its condition and recent comparable sales. Its story can help it stand out, though, and we include it in your listing.
What is the median home price in Penrose?
Penrose is in ZIP code 22204, where the median sale price from July through September 2026 was $625,000, according to Bright MLS. It includes every kind of home, so your house can be worth well above or below it.
