What This Fall Means for Riverwood Buyers
If you want a house rather than a condo, you have fewer new listings to pick from. NVAR reported 5.7% more detached homes for sale in its Northern Virginia region in September 2026 than a year earlier, while condo and townhouse listings rose 49.7%. Bright MLS put Arlington at about 3.9 months of supply that month, up from 3.0.
Bright MLS reported Arlington's median sale price for July through September 2026 up 11.1% from a year earlier. With more homes for sale overall, buyers may have more time and more room to ask for repairs or closing-cost help, though homes in good shape still get attention.
Riverwood is small, so few homes are listed at once. Before you make an offer, we go over recent sales here and in Donaldson Run, Woodmont and Rock Spring with you, matched by age, size and lot.
Checking an Older Home or a New Build
In a home from the 1950s, find out the age of the roof, windows, furnace, air conditioning and water heater, and ask about the wiring, electrical panel and plumbing. Ask whether additions and basement finishes had permits, and read the lead-based paint disclosure that comes with any home built before 1978.
In a newer home, ask for the warranty details, permits and final inspections, and who the builder was. On any lot, look at drainage, the slope of the yard and driveway, and signs of water in the lower level, and if the yard backs onto woods, think about tree care.
Your home inspector looks at the structure, roof, wiring, plumbing and mechanical systems. Schedule it yourself or with our help, and we will review the results with you. If a house is wrong for you, we say so.
