Buying a Home in Rosslyn
The right home, at the right price, with your eyes open, from the first conversation to closing day.
Buying in Rosslyn: Condo, Co-op or Townhouse
Rosslyn, in Arlington's ZIP code 22209, sits right across Key Bridge from Georgetown. Most homes for sale are condos in high-rise buildings, from older towers to newer ones such as Turnberry Tower. River Place, along Arlington Boulevard, is a co-op, and North Rosslyn adds townhouses.
Each kind works differently. With a condo, you own your unit. With a co-op, you buy shares in the corporation that owns the building, and the board usually has to approve you. We help you weigh them, along with the fee, the view, parking and the walk to the Metro.

This Fall in the Arlington Market
There are more condos to choose from than last year. In NVAR's Northern Virginia region, condo and townhouse listings were up 49.7% in September 2026 from a year earlier, while detached listings rose 5.7%. Bright MLS showed Arlington at about 3.9 months of supply that month, up from 3.0.
Prices have not dropped. Bright MLS reported Arlington's median sale price for July through September 2026 up 11.1% from a year earlier. Even so, more listings can give you time to compare buildings and room to ask for repairs or help with closing costs.
Before you write an offer, we pull recent sales in that building and in similar buildings nearby, so your offer rests on real numbers.
What to Check Before You Buy
For a condo, read the resale certificate as soon as it arrives. It shows the monthly fee and what it covers, the money set aside for repairs, any special assessments, and the rules on renting, pets and parking. Virginia gives you only a few days to review it.
For a co-op, ask your lender early whether they finance co-op shares, and ask the co-op for its approval steps, monthly charges and any rules on renting. At least one River Place listing mentions a land lease, so ask whether the land is leased and how long the lease runs.
In any building, check the age of the unit's heating and cooling, water heater and appliances, and whether parking and storage convey. For a building from before 1978, read the lead-based paint disclosure. Book a home inspection yourself or ask us for names, and we will go through the report with you and say plainly if a home is not the right one.
