What This Fall Means for Waverly Hills Buyers
Detached homes are still in shorter supply than condos. NVAR reported detached listings across its Northern Virginia region up 5.7% in September 2026 from a year earlier, against a 49.7% rise in condo and townhouse listings. Bright MLS put Arlington County at about 3.9 months of supply that month, up from 3.0.
Arlington prices kept rising, with Bright MLS reporting the county's median sale price for July through September 2026 up 11.1% from a year earlier. Even so, with more homes on the market overall, you may have more time to look and more room to ask for repairs or help with closing costs.
Before you make an offer, we look at recent sales of similar houses nearby with you, so you know what the house is worth before you name a price.
What to Check in a 1920s or 1930s House
Ask about the age of the roof, windows, furnace, air conditioning and water heater, whether the wiring, electrical panel and plumbing have been updated, and whether any addition or finished basement had permits. Watch for signs of water in the basement, and read the lead-based paint disclosure that comes with homes built before 1978.
In a Tudor or Cape Cod, look at how the upstairs rooms are laid out, how much headroom and closet space they have, and how evenly they heat and cool.
Waverly Hills is a National Register historic district. Arlington County notes that this listing is honorary and does not add special restrictions for owners.
A home inspection checks the structure, roof, electrical, plumbing and systems. We can arrange it, or you can book it yourself, and we read the report with you. If a house is not right for you, we will tell you.
