Houses are still harder to find than condos. NVAR reported a 5.7% rise in detached listings across its Northern Virginia region in September 2026 from a year earlier, while condo and townhouse listings rose 49.7%. Bright MLS showed Arlington County at about 3.9 months of supply that month, up from 3.0.
Arlington's median sale price for July through September 2026 was up 11.1% from a year earlier, according to Bright MLS. With more homes for sale overall, you may have time to compare and room to ask for repairs or help with closing costs.

What to Check in an Older or Expanded House
In a 1930s or 1940s house, ask how old the roof, windows, furnace, air conditioning and water heater are, whether the wiring and electrical panel have been updated, and whether any addition or finished basement had permits. Look for signs of water in the basement, and read the lead-based paint disclosure that comes with homes built before 1978.
In a Cape Cod, check how the upstairs rooms were finished and how well they stay heated and cooled. In a newer house, ask for the permits and the builder's warranty.
The home inspection looks closely at the structure, roof, wiring, plumbing and mechanical systems. Book it through us or on your own, and we will go over the findings together. If the house turns out not to be the one, we will tell you plainly.

The Mike Webb Team is Mike and Claudia Webb at RE/MAX Allegiance, with more than 34 years in real estate. About three out of four of our sales are in Arlington. When you buy with us, you get:
- A sit-down at the start to talk through what you can spend, when you want to move and what you cannot live without
- New Waycroft-Woodlawn listings sent to you as they come up
- Tours with Mike, Claudia or our showing partner
- A look at what nearby homes sold for, and a plan, before any offer goes in
- Mike and Claudia handling the negotiation
- Help booking the inspection and making sense of the report
- The final walk-through and help right up to the closing table
- Names of lenders, inspectors and contractors we have worked with and trust
Your first step is a pre-approval from a lender, bank or credit union. After that, we sign a written buyer agreement together that spells out how we will work for you.
A client who bought a house with Claudia wrote in a Google review: “We love the house we ended up in, and probably would not have gotten it without Claudia’s help.”
