Buying in Williamsburg: Bigger Lots on Arlington's Northern Edge
Williamsburg sits on Arlington's northern edge along the Fairfax County line, in ZIP codes 22207 and 22213. Homes range from original ramblers to renovated houses to new construction, and many lots are around 10,000 square feet.
Whether you are moving up, buying your first home or downsizing, we help you decide between an older home you can update and a newer one that is ready now, then focus on the houses that fit.

This Fall's Market for Williamsburg Buyers
House hunters still have a tighter market than condo shoppers. In September 2026, NVAR's Northern Virginia region had 5.7% more detached listings than a year before, compared with a 49.7% jump in condos and townhouses, and Bright MLS showed about 3.9 months of supply in Arlington, up from 3.0.
Bright MLS reported Arlington's median sale price for July through September 2026 up 11.1% from a year earlier. With more homes on the market overall, you may have more time to compare and room to ask for repairs or closing help.
Before you make an offer, we go over recent sales of similar homes on similar lots with you, so your offer fits both the house and the land.
What to Check Before You Buy
In an older rambler, ask how old the roof, windows, furnace, air conditioning and water heater are, whether the wiring and electrical panel have been updated, and whether any addition or finished basement had permits. Look for signs of water in the basement, and read the lead-based paint disclosure that comes with homes built before 1978.
In a new home, ask for the permits and the builder's warranty, and still have it inspected. On any lot, ask about drainage and large trees near the house.
Your inspector will look at the structure, roof, wiring, plumbing and mechanical systems. Schedule it through us or on your own, and we will walk through the findings with you. If the house is not the one, we will say so plainly.

- Tours with Mike, Claudia or our showing partner
- A look at what similar homes on similar lots sold for, and an offer plan
- Mike and Claudia doing the negotiating
- Help booking the inspection and sorting through the findings
- The final walk-through and help all the way to the closing table
- Names of lenders, inspectors and contractors we have worked with
Step one is a pre-approval from a lender, bank or credit union. After that, we sign a written buyer agreement together that lays out how we will work for you.
A client who bought with us and later sold with us wrote in a Google review: “Bought my condo in 2010 with Mike and Claudia and there was no question I would go back to them when it came time to sell in 2023!”
