Selling a Home As-Is in Arlington and Northern Virginia

No repairs required. We still list it, market it and often clear and clean it at no additional cost.

Selling Your Home As-Is, Without Giving It Away

Selling a home as-is in Arlington or Northern Virginia means you sell it without making repairs. For a lot of owners, that is exactly the right call. Maybe you have lived in the house for decades and do not want to take on a fix-up project now. Maybe you inherited the home and live far away. Maybe you want it listed and sold, with no project in between.

What as-is should not mean is selling for less than you have to, to the first person who calls. We list as-is homes on the open market, market them properly and negotiate for you, so you get the convenience of skipping repairs without leaving money on the table.

Who Sells As-Is With Us

  • Long-time owners who do not want to deal with a fix-up before they move.
  • Heirs and executors selling an inherited home or an estate.
  • Any owner who wants the house listed and sold without a repair project, for any reason.

As-Is Does Not Have to Mean As-Messy

Many times, what an as-is house needs most is the years cleared out of it. Even when you are not making repairs, we often still handle the haul-away of unwanted items and furniture, a deep cleaning and the landscaping, at no additional cost to you, because the yard and the house have not had attention in a long time. It depends on the house and what you want.

Those steps are part of The White Glove Home Sale Method™, and they change how buyers see a home. A clean, empty, tidy house with a cared-for yard looks like an opportunity. A cluttered one with an overgrown yard looks like a problem, and buyers price problems harshly.

See Both Numbers Before You Decide

As-is is a choice, not a default. Before you decide, we show you two numbers side by side: what the house could sell for prepared, and what it might sell for as it is. Some owners look at the difference and decide a few improvements are worth it. Others decide the convenience of skipping the work is worth more. Either way, we list it, market it and handle the sale for you.

There is also a middle path. Our Concierge Services™ can help eligible sellers complete one or two big items, such as a new roof or new flooring, with no upfront cost, interest or fees, and payment at closing. As-is sellers have used it for exactly that: fix the one thing that would scare buyers off, and leave the rest.

What As-Is Means, and What It Doesn't

As-is means you are not agreeing to make repairs. It does not mean buyers skip their homework. Buyers can still have the home inspected, and they can still ask for a lower price or for credits after the inspection. You are never required to agree. You can accept, say no or counter.

How we handle those requests depends on the market at the time and on your situation, so we decide together, case by case. Pricing the house right for its condition from the start, and being clear in the listing that it is being sold as-is, keeps surprises to a minimum for everyone.

Virginia Disclosure Rules Still Apply

Selling as-is does not change Virginia's disclosure law. Under the Virginia Residential Property Disclosure Act, the seller gives the buyer a notice that makes no promises about the home's condition and advises the buyer to do their own checking. According to the Virginia Department of Professional and Occupational Regulation (DPOR), some items still require a written disclosure, such as pending building code or zoning violations.

We walk you through the required forms as part of the sale. For questions about your specific obligations, talk with a real estate attorney. This page is general information, not legal advice. Selling in DC or Maryland? The rules there are different, and we will go over them with you.

We Market an As-Is Home Like Any Other Listing

The Mike Webb Team is Mike and Claudia Webb, with RE/MAX Allegiance, and we have more than 34 years in real estate. An as-is listing gets the same launch as every home we sell: professional photography, a 3D tour, floor plans, paid social media advertising and open houses.

We price it against sales of homes in similar condition, not against fully updated houses, and we write the listing to bring in the buyers who want what it offers: room to renovate, a great location, a big lot or a house to make their own. Then Mike and Claudia negotiate every offer for you, looking at the price, the financing and the terms together.

Lorraine R., whose mother's house we sold, put it this way: “Mike and Claudia Webb worked tirelessly to sell my mother's house.”

The Market for As-Is Homes Right Now

Buyers have more to choose from than they did a year ago. Arlington County had about 3.9 months of supply in September 2026, up from 3.0 a year earlier, according to Bright MLS. In ZIP code 22204, homes that sold from July through September 2026 took an average of 54 days to sell and received about 97.2% of their original list price.

Detached houses are still the tighter part of the market. In September 2026, NVAR reported condo and townhouse listings across its Northern Virginia region up 49.7% from a year earlier, while detached listings rose only 5.7%. When buyers have choices, the right price for the condition matters even more, and so does a house that has been cleared and cleaned.

Frequently Asked Questions

Will you list my house if I want to sell it as-is?

Yes. We list as-is homes on the open market with professional photography, a 3D tour, floor plans, paid social media advertising and open houses, and we negotiate every offer for you.

Can buyers still inspect an as-is house?

Yes. Buyers can still inspect and can still ask for a lower price or credits. You are never required to agree. We decide how to respond with you, depending on the market and your situation.

Do I have to clean out the house myself?

Often not. Even on as-is sales, we many times handle the haul-away, a deep cleaning and the landscaping at no additional cost, as part of The White Glove Home Sale Method™.

Can I fix one big thing, like the roof, and leave the rest?

Yes. Our Concierge Services can help eligible sellers complete approved big-ticket items, such as a new roof, with no upfront cost, interest or fees, and payment at closing.

Does selling as-is change what I have to disclose in Virginia?

No. Virginia's Residential Property Disclosure Act still applies, and some items still require a written disclosure. We walk you through the forms, and a real estate attorney can answer questions about your obligations.
