What Your Home Is Worth in Arlington Ridge

A free home value from people who walk through your home, not a number from a website.

Your Free Arlington Ridge Home Value

Arlington Ridge has 1940s Cape Cods and Colonials, 1950s houses and condo buildings, with lots that range from small to about a third of an acre. Online estimates lump many of them together. We visit your home, choose the recent sales that compare best and tell you what we expect a buyer to pay today.

There is no fee and no obligation to list. Whether you plan to move soon or later, you get an honest number without pressure.

How We Arrive at Your Price

For a house, we start with recent sales of similar houses on the ridge, including the Oakcrest section, then widen to nearby South Arlington neighborhoods such as Aurora Highlands when we need more. For a condo, we start with your own building, then comparable buildings close by.

We adjust for size, bedrooms and baths, the kitchen and baths, the basement, additions, the roof and systems, the lot, parking and, for condos, floor, view and monthly fees. Each of these can move the price more than people expect.

How much to do before listing is up to you. We give you a price with the home prepared and a price as it is now. Either way, we list it and run the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

Where Arlington Prices Stand

According to Bright MLS, Arlington's median sale price for July through September 2026 rose 11.1% compared with a year earlier. It mixes houses and condos of every size, so it points to the trend rather than to your home's value.

Condos face much more competition than houses this fall. NVAR's Northern Virginia region had 49.7% more condos and townhouses for sale in September 2026 than a year earlier, and 5.7% more detached homes. Arlington had about 3.9 months of supply that month, up from 3.0, per Bright MLS. With more to choose from, buyers want prices that recent sales back up.

What Arlington Ridge Buyers Value

Buyers here pay attention to updated kitchens and baths, a dry, finished basement, the roof and heating and cooling, storage, parking, a yard they can use, and how fast they can get to Crystal City, Pentagon City and the airport. Condo buyers add the building's fees and upkeep. We tell you what your home already offers and which updates make sense first.

Frequently Asked Questions

Does the Arlington Ridge home value cost anything?

No. It is free, and you do not have to sell or list with us.

Does a bigger lot raise my home's value?

Often, if the space is usable. We compare your lot with those of similar homes that sold nearby and show you how much difference it makes.

Why is my assessment different from what my home would sell for?

Arlington County values homes as of January 1 using older sales. Its 2026 values used sales from September 2024 through August 2025. We use the newest sales and see your home in person.

How do you price a condo on Arlington Ridge Road?

We start with recent sales in your building, then similar buildings nearby, and adjust for size, floor, view, updates, parking and fees.
