Buying a Home in Arlington View

The right home, at the right price, with your eyes open, from the first conversation to closing day.

Buying a Home in Arlington View: Small, Central and Historic

Buying a home in Arlington View gets you a small neighborhood of about 450 homes on the south side of Columbia Pike, with I-395 along the east side and Pentagon City a short drive away. It was settled in the 1880s, and the 1881 Harry W. Gray House on South Quinn Street is on the National Register of Historic Places.

Most homes are single-family houses. Some are older, some are large new builds that replaced older homes, and there are also townhouses and three apartment properties. Those choices come at very different prices, and we help you weigh them side by side.

The 22204 Market From a Buyer's Side

Arlington View is in ZIP code 22204. Homes there that sold from July through September 2026 took an average of 54 days to sell and went for about 97.2% of their original list price, according to Bright MLS. Arlington County had about 3.9 months of supply in September 2026, up from 3.0 a year earlier, so you have more time to decide than buyers did last year.

The extra choice is mostly in condos and townhouses. NVAR reported that in September 2026, condo and townhouse listings in its Northern Virginia region were up 49.7% from a year earlier, while detached listings rose only 5.7%. If you want a single-family house here, be ready to move when one comes up. If a townhouse works for you, you may have more room to negotiate.

Before any offer, we prepare a home value report from recent 22204 sales of the same kind of home, so you know what it is worth before you choose what to pay.

Older House or New Build? Look Closely at Both

An older Arlington View house may need updates to the roof, wiring, plumbing or windows. A new build should be checked too, for how it was finished and whether any warranty comes with it. The home inspection is where you find out. We can set it up, or you can schedule it yourself, and afterward we go through the report with you and talk about your options.

If a house is not right for you, we will say so, even if that means walking away from it. We would rather lose a sale than see you buy the wrong home.

How We Help You Buy in Arlington View

The Mike Webb Team is Mike and Claudia Webb at RE/MAX Allegiance. We have more than 34 years in real estate, and about three out of four of our sales are in Arlington. Here is what we do for you:

  • A buyer consultation before we show you any homes
  • A home search tuned to what you want, so new Arlington View listings come to you
  • Showings with us, or our showing partner when we are booked
  • A home value report before every offer, plus offer strategy and writing
  • Negotiation on your behalf
  • Help with the inspection and advice on what it shows
  • Support through closing, including the final walk-through on closing day or a few days before
  • Referrals to lenders, inspectors and contractors

Your first step is pre-approval through a lender, or your own bank or credit union. Then we sign a written buyer agreement together, so you know exactly how we will work for you.

Amelia, who bought a townhouse nearby with us, wrote on Zillow: “Claudia was our real estate agent and we ended up getting a house that was beyond what we were asking for, which we partly credit to Claudia's knowledge of Arlington and area reputation.”
