What Your Home Is Worth in Bluemont
A free home value from people who walk through your home, not a number from a website.
Your Free Bluemont Home Value
Bluemont homes are hard to price from a website, because an original Cape Cod and a newer house can sit on the same block. We come to your home, look at it with you, compare it with the most similar recent sales nearby and give you the price we believe it would sell for today.
It costs nothing, and you are under no obligation to list. Whether you are moving next spring or just curious, you will get a clear answer.

Matching Your Home to the Right Sales
We look for recent Bluemont sales that match your home's style, size, age and updates, and when there are not enough, we widen to nearby North Arlington streets with similar houses.
Then we adjust for lot size and slope, square footage, bedrooms and baths, a finished basement, parking or a garage, the kitchen and baths, the roof and systems, and overall condition. Two houses that look alike online can be very far apart once you walk through them.
You also decide how much to do before you sell. We give you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
Arlington Numbers Behind Today's Prices
Bright MLS reported that Arlington's median sale price for July through September 2026 was 11.1% higher than for the same months of 2025. That figure covers every kind of home in the county, so it is a backdrop, not your price.
Supply has grown, but less for houses than for condos. In September 2026, NVAR found 5.7% more detached listings in its Northern Virginia region than a year earlier, against 49.7% more condos and townhouses, and Arlington County had about 3.9 months of supply, up from 3.0. Buyers have more time to compare, which makes a price grounded in real sales more important.
What Shapes Value in Bluemont
Location inside Bluemont matters. Buyers weigh the walk to Bluemont Park, the trails or Ballston, how busy the street is, how close the house sits to I-66, and how the lot is shaped. We take each one into account.

Frequently Asked Questions
Is the Bluemont home value free?
Yes. It is free, and there is no obligation to sell or to list with us.
How do you price an older house next to newer ones?
We compare it with recent sales of houses like yours in age, size and updates, not with the newest houses on the street, and we show you every sale we used.
Why is my assessment different from what my home would sell for?
Arlington County values homes as of January 1 using older sales. For 2026, it used sales from September 2024 through August 2025. We use the newest sales and look at your actual home.
Does being near Bluemont Park or the trails change my home's value?
It can. Many buyers value an easy walk to the park and trails, and we account for it when comparing your home with recent sales.
