What Your Home Is Worth in Boulevard Manor
A free home value from people who walk through your home, not a number from a website.
Your Free Boulevard Manor Home Value
Boulevard Manor has original 1950s ramblers, updated split-foyers and newer houses within a few blocks of each other, which is why a single online number rarely fits. We visit, see your house and yard with you, compare it with the closest recent sales and tell you what we believe it would sell for today.
There is no fee and no obligation to list. Ask now or years from now, and you will get an honest number without pressure.

Like for Like: How We Pick the Sales
We compare your house with recent sales of the same style and similar size, age and updates, in Boulevard Manor first and then on nearby streets in western Arlington. A rambler is measured against ramblers, a split-foyer against split-foyers.
Then we adjust for the lot, the number of bedrooms and baths, the finished lower level, the kitchen and baths, the roof, windows and systems, parking, and how close the home is to Bluemont Park. Those are the details an automated estimate cannot see.
You also choose how much to do before you sell. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
The Arlington Market Behind Your Number
Bright MLS reported Arlington's median sale price for July through September 2026 at 11.1% above the same months of 2025. It is a countywide figure that mixes every kind of home, so we use it as context, not as your price.
Detached houses face less new competition than condos. NVAR counted 5.7% more detached listings in its Northern Virginia region in September 2026 than a year earlier, against 49.7% more condos and townhouses, and Arlington County had about 3.9 months of supply, up from 3.0. With buyers taking more time, a price tied to real sales matters more.
Updates That Tend to Count Here
In a 1950s or 1960s house, buyers look closely at the kitchen and baths, the age of the roof and heating and cooling, refinished hardwood floors, a dry, usable lower level and a yard they can enjoy. We show you which of these your home already has and which are worth adding before you list.

Frequently Asked Questions
Is the Boulevard Manor home value free?
Yes. It is free, and there is no obligation to sell or to list with us.
My house has not been updated in years. Can you still price it?
Yes. We compare it with sales of houses in similar condition and show you what it would likely bring as it is and after simple preparation.
Why is my assessment different from what my home would sell for?
Arlington County values homes as of January 1 using older sales. For 2026, it used sales from September 2024 through August 2025. We use the newest sales and look at your actual home.
Does a finished basement or lower level add value?
Usually, if it is dry, bright and usable. We look at how similar houses with and without one have sold and factor it in.
