What Your Home Is Worth in Cherrydale

A free home value from people who walk through your home, not a number from a website.

Your Free Cherrydale Home Value

Cherrydale has homes from just about every decade of the last 120 years. A 1910 bungalow, a 1940s Cape Cod and a new house can all be on one street, and no online estimate can tell them apart well. We visit your home, compare it with the most similar recent sales and tell you what we believe it would sell for today.

It is free, with no obligation to list. Whether you are moving next season or just curious, you get an honest number and no pressure.

How We Find the Right Comparable Sales

We start with recent Cherrydale sales that match your home's age, style and size. When there are not enough, we look at Lyon Village, Waverly Hills, Maywood and other nearby streets. An original bungalow is measured against similar bungalows, and a new house against other new houses.

We then adjust for the lot, bedrooms and baths, porches and additions, the kitchen and baths, the basement, the roof, windows and systems, parking, and the walk to Five Points and the Custis Trail. Most of those details are invisible to an automated estimate.

You decide how much to do before listing. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

The Arlington Market Behind Your Number

According to Bright MLS, Arlington's median sale price for July through September 2026 was 11.1% higher than a year before. The figure mixes every type of home in the county, so it shows the trend rather than what a Cherrydale home will bring.

Home type matters this fall. NVAR reported detached listings across its Northern Virginia region up 5.7% in September 2026 from a year earlier, compared with a 49.7% jump in condo and townhouse listings. Arlington had about 3.9 months of supply that month, up from 3.0, per Bright MLS. When buyers have more to compare, a price grounded in nearby sales carries more weight.

What Buyers Value in a Cherrydale Home

Buyers here look for character worth keeping, such as porches, original woodwork and hardwood floors, along with updated kitchens and baths, a dry basement, newer roofs and heating and cooling, parking and a usable yard. We tell you what your home already has and which improvements are worth making before you list.

Frequently Asked Questions

Is the Cherrydale home value free?

Yes. It is free, and asking for one does not commit you to selling or to listing with us.

Does an original older home sell for less than a renovated one?

Often it sells for less, but original character can also attract buyers. We compare your home with sales of similar older homes in both original and updated condition so you can see the difference.

Why is my assessment different from what my home would sell for?

Arlington County's January 1 value is based on sales that are already months old. Its 2026 values used sales from September 2024 through August 2025. We use the latest sales and see your home in person.

Does being in the historic district change my home's value?

We do not assume it does. We price your home from recent sales of similar homes nearby, both inside and outside the district.
