Post-War Homes, Priced One by One
According to the Arlington Mill Civic Association, 46% of the neighborhood's housing was built from 1947 to 1950, and 94% was in place by 1965. Today there are condos, townhouses and single-family houses, and many of them have been updated in very different ways.
An online estimate cannot tell a renovated unit from an original one. We compare your home only with recent sales of the same type, then adjust for size, updates, condition, and for a condo, the building, the floor, parking and the monthly fee.
You also choose how much to do before you sell. We show you two prices side by side: one if the home is prepared and one if it is sold as it is. Either way, we list it and handle the sale.
Why the County Assessment Is Different
Arlington County sends its assessment notices each January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county has no view of the inside of your home. The assessment is a reference point, not your sale price.
The 22204 Market in Numbers
Columbia Heights West is in ZIP code 22204. Homes there that sold from July through September 2026 averaged 54 days on the market and sold for about 97.2% of their original list price, according to Bright MLS. The median sale price was $625,000, up 0.8% from a year earlier.
Because the median mixes condos, townhouses and houses, it says little about one home. The type of home makes a big difference this fall: NVAR reported that in September 2026, condo and townhouse listings in its Northern Virginia region were up 49.7% from a year earlier, while detached listings were up only 5.7%. Condo and townhouse owners face the most competition.
Arlington County had about 3.9 months of supply in September 2026, up from 3.0 a year earlier. With more homes to compare, buyers notice when a price is off, so getting it right on day one matters.
The Location Inside the Neighborhood
Buyers also weigh where a home sits. They look at how close it is to Columbia Pike's shops and bus lines, to the Arlington Mill Community Center and to Tyrol Hill Park, and for a condo, which way it faces and how quiet it is. We factor it all in.
