Your Free Crystal City & Pentagon City Home Value

Two condos on the same floor of the same tower can sell for very different prices. One has a long view, one faces the building next door. One has a new kitchen, one has the original. Online estimates rarely see the difference. We come see your unit, pick the sales that truly match it and tell you what a buyer is likely to pay today.

It costs nothing, and you are under no obligation to list. Whether you are selling soon, renting it out for now or just curious, you get a clear answer.

How We Price a Condo Here

We start inside your own building, because buyers do. Recent sales of similar units there tell us the most. Then we look at comparable buildings in Crystal City and Pentagon City. For a townhouse-style condo such as those in Southampton, we compare with other townhouse-style units first.

From there, we adjust for square footage, bedrooms and baths, floor and view, the kitchen and baths, a balcony, storage, the parking space, and the monthly fee and what it covers. A building's reserves and any special assessment can matter to buyers, too.

You choose how much to do before selling. We give you two numbers: one if the unit is prepared, and one if it sells as it is now. Either way, we list it and handle the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

The Arlington Market and Your Condo

This fall, condo owners face the most competition. In NVAR's Northern Virginia region, condo and townhouse listings were up 49.7% in September 2026 from a year earlier, while detached listings rose 5.7%. Arlington had about 3.9 months of supply that month, up from 3.0, per Bright MLS.

Arlington's median sale price for July through September 2026 was 11.1% higher than a year before, per Bright MLS. That figure blends houses and condos of every size, so it shows direction, not your unit's value. When buyers have more condos to choose from, a price that matches recent sales in your building matters more than ever.

What Buyers Here Look At

Condo buyers here weigh the monthly fee and what it includes, the parking space, storage, the view, natural light, updated kitchens and baths, building amenities and how short the walk is to the Metro. We tell you which of these your unit already has and which updates are worth making first.

Frequently Asked Questions

Does the Crystal City & Pentagon City home value cost anything?

No. It is free, and you do not have to sell or list with us.

Does my floor or view change my condo's value?

Often, yes. We compare your unit with sales on similar floors and with similar views in your building and nearby, and show you how much difference it makes.

Why is my assessment different from what my condo would sell for?

Arlington County values homes as of January 1 using older sales. Its 2026 values used sales from September 2024 through August 2025. We use the newest sales and see your unit in person.

Do condo fees affect my price?

They can. Buyers compare the monthly fee and what it covers across buildings, so we factor the fee, the reserves and any special assessment into your price.
