What Your Home Is Worth in Dominion Hills

Your Free Dominion Hills Home Value

In Dominion Hills, a two-story Colonial from the 1940s and a one-level rambler from the 1950s draw different buyers, and either one may have doubled in size since it was built. A single online number cannot sort that out. We see your house in person, compare it with the closest recent sales of its kind and tell you what we believe it would sell for today.

There is no fee, and asking does not commit you to anything. Call us this month or years from now and you will get a clear number with no pressure.

Comparing Colonials to Colonials, Ramblers to Ramblers

We begin with recent Dominion Hills sales of the same style as your home. If we need more, we look at Madison Manor, Boulevard Manor and other nearby streets. A rambler buyer and a Colonial buyer want different things, so we keep the comparisons matched.

Next we adjust for the lot, bedrooms and baths, any addition, the kitchen and baths, the basement, the roof, windows and systems, parking, and how close the home is to the parks and the shops on Wilson Boulevard. Those details move the price, and online estimates cannot see them.

You also choose how much to do before selling. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

The Arlington Market Behind Your Number

Bright MLS found that Arlington's median sale price for July through September 2026 was 11.1% above the same stretch of 2025. That number blends high-rise condos with Colonials and ramblers, so we use it to read the direction of the market and set your price from nearby sales.

Detached houses also have less new competition. In September 2026, NVAR's Northern Virginia region saw detached listings rise 5.7% from a year earlier, while condo and townhouse listings rose 49.7%. Arlington's supply that month was about 3.9 months, up from 3.0, per Bright MLS. With more options to compare, buyers lean on recent sales, and so should your price.

What Moves the Value of a Dominion Hills House

Buyers here weigh the kitchen and baths, an addition or extra bedroom, a dry, finished basement, the age of the roof and heating and cooling, hardwood floors, the yard and parking. In a rambler, one-level living matters to some buyers; in a Colonial, the upstairs bedrooms and baths do. We show you what your home already offers and what is worth doing before you list.

Frequently Asked Questions

Is the Dominion Hills home value really free?

Yes. It costs nothing, and you are under no obligation to sell or to list with us.

Is a Colonial or a rambler worth more in Dominion Hills?

It depends on size, updates and condition more than style alone. We compare your house with recent sales of the same style so the number fits your home.

Why is my assessment different from my selling price?

The county's January 1 value comes from sales that are already months old. For 2026, it used sales from September 2024 through August 2025. We use the newest sales and look at your home in person.

Does being in the historic district change my home's value?

We do not assume it does. We price your home from recent sales of similar houses nearby, inside and outside the district.
