Your Free Donaldson Run Home Value
In Donaldson Run, a mid-century Colonial on a level lot, a modern house on a wooded slope and a newer home can all be within a few streets. Each one draws a different buyer, and an online estimate rarely sees the difference. We visit, look closely at your home and lot, compare them with the best-matched recent sales and tell you what we believe your home would sell for today.
There is no fee and no obligation to list. Ask now or years from now, and you will get a clear number with no pressure.

How We Match Your Home to Recent Sales
We start with recent Donaldson Run sales of homes similar in age, style and size, then look at nearby North Arlington streets if we need more. A mid-century modern is weighed against other mid-century moderns, and a newer home against newer homes.
Next we adjust for the lot and its setting, bedrooms and baths, additions, the kitchen and baths, the lower level, the roof, windows and systems, parking, and how close the home is to the parks and trails. These details make a real difference in this neighborhood, and automated estimates tend to miss them.
You also choose how much to do before selling. We show you two prices side by side, one prepared and one as it is. Either way, we list your home and handle the sale.
What Your Assessment Does and Does Not Tell You
Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.
Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.
The Arlington Market Behind Your Number
Arlington's median sale price for July through September 2026 was 11.1% higher than a year earlier, Bright MLS reported. That number covers every type of home in the county, so it shows the trend rather than the value of a Donaldson Run house.
Detached homes face less new competition than condos this fall. NVAR reported 5.7% more detached listings in its Northern Virginia region in September 2026 than a year earlier, against 49.7% more condos and townhouses. Arlington's supply was about 3.9 months that month, up from 3.0, per Bright MLS. When buyers can compare more homes, a price tied to real nearby sales matters more.
What Adds Value in Donaldson Run
Buyers here look at the kitchen and baths, the amount of living space, a dry, finished lower level, the age of the roof and heating and cooling, windows, outdoor space and parking, and the setting of the lot. We show you which of these your home already has and which are worth improving before you list.

Frequently Asked Questions
Is the Donaldson Run home value free?
Yes. It costs nothing, and you are not obligated to sell or to list with us.
How do you value a mid-century modern home?
We compare it with recent sales of similar modern homes nearby and adjust for condition, updates and the lot, so the price reflects your home.
Why is my assessment different from what my home would sell for?
Arlington County sets values as of January 1 from older sales. Its 2026 values used sales from September 2024 through August 2025. We use the latest sales and see your home in person.
Does my lot affect my home's value?
It can. Size, slope, trees and outdoor space all play a part. We compare your lot with those of similar homes that sold nearby.
