Houses and Townhouses: Two Different Markets This Fall
If you are shopping for a house, choices are still limited. NVAR reported 5.7% more detached listings in its Northern Virginia region in September 2026 than a year earlier. If you are shopping for a townhouse, you have more to choose from: condo and townhouse listings were up 49.7%, which can mean more room to negotiate.
Across Arlington, Bright MLS reported the median sale price for July through September 2026 up 11.1% from a year earlier, and about 3.9 months of supply in September, up from 3.0. With more homes on the market overall, you may have time to compare and room to ask for repairs or help with closing costs.
Before you make an offer, we review recent sales of similar homes nearby with you, so you know what the home is really worth.
What to Check Before You Buy
In an older house, ask about the age of the roof, windows, furnace, air conditioning and water heater, whether the electrical panel has been updated, and whether any addition or finished basement had permits. Read the lead-based paint disclosure that comes with homes built before 1978.
In a townhouse, also ask for the homeowners association's rules, fees and budget, and find out what the association covers, such as the roof, exterior or common areas.
Near the Metro and I-66, visit at different times of day to see how the street sounds and how parking works.
A home inspection checks the structure, roof, electrical, plumbing and systems. We can set it up, or you can schedule it yourself, and we read the report with you. If a home is not the right fit, we will tell you.
