What Your Home Is Worth in Gulf Branch

A free home value from people who walk through your home, not a number from a website.

Your Free Gulf Branch Home Value

A 1937 house on Military Road and a 1954 split-level backing onto the park can both be in Gulf Branch and still sell for very different prices. Website estimates rarely see that. We visit, look at your house and your lot, pick the closest recent sales and give you a price we believe a buyer would pay today.

It costs nothing, and you are not signing up to list. Selling next spring or five years from now, you get a straight answer and no sales pitch.

How We Price a Gulf Branch Home

Gulf Branch sales come first. When there are too few, we add nearby streets in Old Glebe, Bellevue Forest and Country Club Hills. We match homes by age, style, size and condition, and we look hard at the lot: how big it is, how steep, how much is flat and usable, and whether it backs onto woods or parkland.

From there we account for the number of bedrooms and baths, any additions, the kitchen, the lower level, the roof and mechanical systems, the driveway and parking, and how far the home is from the nature center and the trails. Two homes that look alike on paper can land far apart once those are counted.

How much work to do first is your call. We give you a price for the home after preparation and a price for it as it stands today. Whichever you pick, we list the home and handle the sale for you.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

What the Arlington Market Says Right Now

Bright MLS reported that Arlington's median sale price for July through September 2026 was 11.1% higher than a year earlier. That number mixes every kind of home in the county, so it tells you the direction of the market, not what a house on a wooded Gulf Branch lot is worth.

House sellers have less fresh competition this fall than condo sellers. In September 2026, NVAR's Northern Virginia region had 5.7% more detached homes for sale than a year before, and 49.7% more condos and townhouses. Arlington had about 3.9 months of supply that month, up from 3.0, per Bright MLS. With more choices, buyers want a price they can see backed by real sales.

What Gulf Branch Buyers Pay Attention To

Buyers here notice the setting and the privacy, the trees, kitchens and baths that have been updated, a lower level that is dry and finished, how old the roof and the heating and cooling are, and where they will park. We tell you which of these your home already has and which fixes are worth doing before it goes on the market.

Frequently Asked Questions

Does the Gulf Branch home value cost anything?

No. It is free, and you do not have to sell or list with us.

Does backing onto the woods or a park change my home's value?

It can. Privacy, views and a usable yard all matter to buyers, and so does upkeep. We compare your lot with the lots of similar homes that sold nearby and show you what the setting adds.

Why is my assessment different from what my home would sell for?

Arlington County values homes as of January 1 using older sales. Its 2026 values used sales from September 2024 through August 2025. We use the newest sales and see your home in person.

My home is from the 1930s or 1950s and needs updating. Can you still price it?

Yes. We compare it with similar homes sold in similar condition and show you two numbers: what it could bring as it is and what it could bring after simple preparation.
