What Your Home Is Worth in Long Branch Creek

A free home value from people who walk through your home, not a number from a website.

Your Free Long Branch Creek Home Value

A Long Branch Creek home's value begins with what it is: a wartime brick duplex, a small house, a garden condo or a newer townhouse. We visit, look at it with you and line it up against the recent sales that match it. You get the price we believe it would sell for today.

It costs nothing, and you are under no obligation. Whether you plan to move soon, sell a rental or hold for years, you will get a plain answer and no sales pitch.

Duplexes, Houses, Condos and Townhouses Sell Differently

Long Branch Creek packs several kinds of homes into a few blocks. A duplex built in the 1940s, a small house or rambler, a garden-style condo, a unit in the 2003 building on Army Navy Drive and a new townhouse on South Glebe Road each sell to their own buyers at their own prices.

We start with sales of your exact type of home, then adjust for size, age, updates, condition, parking and any condo or association fee. Website estimates often mix these together and land far off.

If the home is rented, we also look at the lease and how the home shows with a tenant in it. You decide how much to do before you sell, and we show you a prepared price and an as-is price side by side. Either way, we list your home and handle the sale.

What Your Assessment Does and Does Not Tell You

Arlington County mails its assessment notices every January. The county says it assesses property at 100% of fair market value as of January 1, and its 2026 residential assessments relied on sales from September 1, 2024 through August 31, 2025.

Those sales can be more than a year old by the time you list, and the county cannot see your updates or what still needs work. Use the assessment as a guide, not as your price.

Arlington Prices and Competition This Fall

Prices in Arlington kept climbing this summer. Bright MLS reported the county's median sale price for July through September 2026 at 11.1% above a year earlier, the fourth quarter in a row of gains.

Competition depends on the kind of home. In September 2026, NVAR counted condo and townhouse listings in its Northern Virginia region up 49.7% from a year earlier, against 5.7% for detached homes, and Arlington County had about 3.9 months of supply, up from 3.0. Condo and townhouse owners in particular need a price that holds up next to the other listings.

Where Your Home Sits Matters Too

Buyers here pay attention to the street: how busy it is, how close the home is to South Glebe Road and Army Navy Drive, how quickly they can reach I-395 and the Pentagon, and whether there is parking or a yard. We build all of it into your number.

Frequently Asked Questions

Is the Long Branch Creek home value free?

Yes. It is free, and there is no obligation to sell or to list with us.

Can you value my home if a tenant lives there?

Yes. We schedule the visit with notice to your tenant, look at the home as it is and talk with you about the lease and how it affects your sale.

Why is my assessment different from what my home would sell for?

Arlington County values homes as of January 1 using older sales. For 2026, it used sales from September 2024 through August 2025. We use the newest sales and look at your actual home.

Is a duplex valued the same way as a single-family house?

No. We compare a duplex with recent duplex sales nearby first, because buyers weigh the shared wall, the lot and the layout differently than they do for a detached house.
